There’s an investment opportunity in Perak, Lumut Manjung, which is one of the Top 10 tourist destination in Malaysia.

If you haven't known yet, it is open to public to register your interest in this investment at: http://www.ramadalumutresort.com/, with more information provided at the website.

It is a good time to invest because there is 6% raise annually in hotel occupancy at Manjung. The tourism industry is obviously growing.
And 35% Nett GRR over 5 years, what do you think?
By the way, they are giving out 20% discounts to early birds, so be fast if you are keen.

what's the major attraction of Manjung? Pangkor Island? where is this place located exactly? Beachfront or smack in the middle of Palm Oil estate? How does this compare to Marina Island?

I hope potential buyers thinking of investing in GRR schemes really take the trouble and time to do the necessary research before buying ..

out of all the GRR schemes in the market there is a very high chance of failure - don't take my word for it of course but you have better
do your due diligence THOROUGHLY ..and I repeat..THOROUGHLY..

What is the track record of the Developer? I once bought one Place by the name of Axis Crown Condominium in 2007 until now I still cant move in? What type of Developer is this? #AxisCrown #AxisPremier

I was at Queensbay Penang. I saw the sales agent. In brief:

o guaranteed 72% nett over 10 years(about 7% a year)
- first 3 years capped at around 7%
- the latter years, no cap so your return is unlimited

o one unit is $700K. For a 30-year mortgage, that amounts to around $2300

o Agent's name is J'sern Lim (6012-456 9491)

o projected completion date is 2018

It is by the KB Group and they have several projects at Perak, looks good though.

Have you registered for one?
Completion in 2018, by that time I am expecting the tourism to help a lot..

i talked to one of the agent as well, if not mistaken their office is in mid valley.

They scheme seems good but just wondering what are the capital appreciation for this kind of project? cause the selling price seems very high

If this is a great investment as claimed, why the developer is not keeping for itself? Banks certainly will finance the developer. Why need to spend $ on sales commission, share 100% profit, etc?

The same guy / management of Axis Crown is the group behind lumut project ?

sure ? i remember the developer of axis Crown is with RK something one...
and RK group look like bumi company ? no ?
