 Developer keeping promise, Sharing experience

Anyone has any experience of developer not delivering their promises? When we buy property, the sales agent will sweet talk us as if it's the best deal out there and various promises will be made. Sometimes, units come in different sizes, wrong equipment or fittings, not furnished, late delivery or halted future plans and etc etc. Any experience anyone?

Different sizes, I can understand and tolerate provided it's not vastly different. Though you can claw back some of monies as compensation subject to that the difference must be more 3% however still, you are not getting what you want but what can we do. By the time vacant possession has been delivered, everything is already too late.

Equipment and Fittings, it depends on in what context you are speaking to. The brand of the item or what? Usually, Developer's don't promise a specific brands, they just say "it comes with etc etc" Hardly I find people complaining about the fittings/fixtures but if the unit is sold with finishing and nothing to be found during vacant possession THEN that's a different story LOL

Late delivery is quite unlikely, Developer usually delivers on time. Nowadays, it seems like Developer's trend is deliver "unfinished" parcels to buyers and then "rectify" them during the defect liability period. In that way, they get free extension of time to do what they cannot finished during the 3 years period under HDA.

Future plans are unsustainable. Even when Developer promised you that there will be a LRT station built right through your doorstep but it's not found anywhere in any signed document, it's just bullshit. Whatever it is, you'll notice that these representations will come with conditions (eg. *subject to approval). Unless you can prove inducement otherwise tough luck =/

I think the most common promises Developer makes in respect of future developments are in respect of access way, paths. More often than not, developer promises bridges, links etc to major highways but these usually don't come true.
