HI Bro's,

Just want to ask, I have been looking at mudah.my and iproperties.com for some units at Port Dickson, the reason is cause I plan to buy one of these units and make it a weekend gateway for myself, family and friends.

Since pd is a 1 1/2 hours drive away from KL i like the idea of leaving work on a friday heading to PD for 2 nights and come back to Kl on a sunday, without the hasstle of checking into hotels, booking, checking the price etc etc. Since it would be my unit i can go as i please.

I mean rather then spending RM 400 bucks per week if i book hotel rooms in pd for 2 night why not i pay 1000+ for a bank loan and at lease dont have to worry about getting a hotel rooms. Plus maybe 25 years down the road, once I retire I can settle there for good.

I know PD has it's cons in terms of the jams, pollution plus the lalat, but me and my family are not really those 5 star's hotel people nor we need to travel far to enjoy ourself. For me i enjoy the companionship rather then the location hence the reason i choose PD and not some far away islands of the coast of Kuala terengganu.I guess in a long run it's not a worthy investment like in klang valley, but I just like to hear the sound of waves in the morning and let my family enjoy a nearby gateway.

I''ve saw ad's for Lexis chalet's which is around 220k- 450k and also bayu beach resort unit around 250k (I prefer those facing swimming pool & the beach) so tiara and primaland is a no no. So i need advise on the things I should look out for before buying this type of unit. I understand the maintenance would be expensivem, which i'm ok as long as they maintain the place. As this would be my 2nd home, what should I look out for when buying this sort of weekend houses?

And is there is anyone who has bought this type of unit, please share if it's something worthwhile to do. biggrin.gif biggrin.gif

It is entirely up to you to decide whether to purchase a unit there. Do however take into consideration the following:-

(1) in addition to the loan, there will be other charges to be paid monthly regardless of whether you occupy the place or not. These will include the quit rent, assessment, maintenance charges etc.

(2) A property which is not occupied will deteriorate. Pipes will get clogged. Will need to take note of termites as well. Will also need periodic cleaning even if you are not staying there.

(3) Do also take into consideration the probability of a break in.

That being said, you should be able to get a unit for cheap in PD. I have seen many units for sale way below the original purchase price.

many auction units those day.

management of the the condo via JMB or management is a challenge because many dont stay there and the % of monthly service charges collected could be very low.

yup actually i got 2 in mind one bayu beach resort the other is lexis chalet both are non auctions unit, but im hoping if there will be a possibility.

I have just handled a case in Straits View villa condo, PD world marina resort. 80k for a 900+ sq feet unit. Strata title issued. Good buy if you have extra cash. Leasehold though.
