 Disbursement Fees issue, how much is disbursement fees?

im buying a new launch RM430,000 property in subang with 90% loan. As offer, the developer cover legal fees on S&A & loan agreement.

But i will have to pay for the disbursement fee for S&P and loan agreement (is it normal not covered?). And i was told by the property agent that the disbursement amount would be around RM4,000 +/- !

I check with some online loan calculator and found that disbursement fees should not more than RM2,000 for this loan amount.

Is that any standard percentage on how they charges this fees? Am i being overcharged? Any sifu can advice on this?

I just bought a property last year, charged around RM3k for that fee.
I think its about the same. FYI my property only amount RM299k.

It's not a trite law that such costs are to be borne solely by the Developer. These offers are something Developers offer to make the property sell better.

You need to take into account the stamp duties because usually those are the ones that are taking a big chunk from the bill. What property is it? If it's a property with individual title then the stamp duty payable is already almost RM2k+, your loan documents stamp duty should be around RM1.9k+ (90%).

Their "free legal fees" is just the solicitors fee for drafting the Sale and Purchase Agreement, those allowable under the Solicitors Remuneration Order.

Anyway, if you're in doubt, have the solicitor forward you the bill. These bill are usually itemized so you know what you are paying for.
