Dear Sifu's

Recently i have renovated my house and almost completing the house. My bad luck the newly build concrete slab started to leak and i discovered water mark on the plaster ceiling as well and its getting bad . Not sure exactly where is the leak. I have tiled the whole area as balcony and installed plaster ceiling as well.
Please advise what is the best solution for this problem and also please let me know if there is reliable waterproofing contractor that i should engage.

Advance Thank you for your time and consideration.

Thanks,
Gerald.

Pump pu water proofing material.

Should call back the contractor because water proofing is 5 years warranty.

your water proofing must done at outer layer.
else water will still go some where else...

If possible can TS take a photo of the leakage? To show the leakage from the slab, not just the ceiling.

"newly build concrete slab" + leakage, normally means got cold joint between old concrete and new concrete.

Waterproofing warranty does not cover the case should it is found to be caused by structure cracks/joints.

General solution:
PU grouting to fill up the structure crack/cold joint,
THEN only apply water proofing on surface.

WHen it comes to water proofing... I spare no cost..

I will do serious water proofing with stuff from SIKA etc..

Better to be safe then sorry cause if it starts to leak 5 years down the road.. its VERY hard to spot/correct

Firstly, do you know what your contractor has done before tiling works above? What water proofing product did he use? Did he get a specialist? Because a water proofing product only has warranty if they were applied by their appointed water proofing contractor, or supervised by their agent. If it was bought from hardware store, then self applied by contractor, the product manufacturer will not provide any warranty since they have no control how it was applied.

It is one of the most critical component for any concrete slab. Like someone said, spare no expense on this.

Sorry TS, need to hijack your thread as i face the almost similar problem with yours.

My new house got water leakage from the beam. I suspect is due to the water from the aircond pipe on the balcony. Here is the picture.

This place originally is attached with no. plate.
Attached Image

I noticed the water start to leak from the no. plate since last week. So on Sunday i remove the no. plate and notice the water is coming from the hole drilled (left hole).
Attached Image
Attached Image
As you can see, the concrete at peel off area is actually wet inside (colour is dark grey), and some paint did bulged along the beam.

Under the balcony i have done the plaster ceiling, originally don have. You can see the water mark along the lower beam. The bigger stain is caused by direct water flow out from the hole, the other tiny spot i believe is seep through the paint from the 'soaped' beam.

The original structure

Now try look at the balcony. Original the aircond pipe is located similar as below (this is my neighbor house, i don have my own picture because i have modified as in following picture).

The water need to flow a long way before go to sewer hole. I believe some water is seep in some unknown crack and lead to the problem above.
So today i just extend the pipe as below.
Attached Image

Since this is the 1st day i done the modification, so i'm not sure this is effective or not.
The reason i suspect is due to aircond water rather than rain becos:
1. The house was actually done almost a year before i moved in 3 weeks ago. I did observe almost 6 months before i do the plaster ceiling back in September last year. I confirmed there is no leaking/water stain before i did that with confident.
2. The no. plate was drilled and fixed by end of November. That time is actually a rainy month, 2 months + also no problem until last week.
3. Problem arise since last week, after 3 weeks i moved in. I turn ON aircond almost every night. That's why i highly suspect is due to aircond drain water.

My house now just 6 months after CFO issued. Basically it still have warranty, but will they accept and repair for me since i have done the plaster ceiling and drill a hole on the beam?
If not, then i have to seek for aftermarket solution for that. Did anyone using/heard this product before?

The brand is ISONEM. You can type 'no hacking DIY waterproofing' in google and few similar result will come out.

If possible, i would like to DIY waterproof without hacking. I have seek the waterproof 'specialist' to quote for me, they ask RM1.3k for that, shocking.gif which is drill and inject from the hole i mentioned. I disagree with them since what they suggest is just solve the output side, but the source of leaking is unsolved and might leak at other place again. sad.gif

Thanks for viewing.

The best way to prevent it happen again is to remove all the tiles and re-doing waterproofing on the slap on top (of coz get better material), then doing ponding test (stuck the water outlet hole, and fill with water to leave it at lease 3 days) to make sure there is no more leaking, if still find our a water mark at bellow, then need to do another round of waterproof and ponding test until is totally sure no leaking, then only install back your tiles.

This is the longest solution but the best way to solve the problem for long term.

But there is still alternative with cheaper cost and faster way, there is a product or company that able to help you to apply waterproofing material on the tile surface, but that not 100% work becoz your leaking may not becoz of the water under the tiles but sometime is slip in on the wall side or extension joining.

Or, when you look at below and you able to find out where is the water from, you and use injection method to seal the leaking place.

find the water leak first in your roof or from somewhere else ? broken drain water pipe, pressure water pipe, hot water pipe, condensation water??..

repair the water leak or drain the water away from your concrete slab.

now then you can repair your concrete..
