In future, make sure all monies are deposited before you allow tenant to move-in. In Malaysia, the law is generally bias in favour of tenants and not landlords. There are instances where the tenant sue the landlord for breach of contract even though the Tenant did not pay rental first. Yes, they rather pay lawyer also don't pay the landlord first.
