visited hemingway 24x90 yesterday... quite an impressive house with lot of land at the front and back..

only downside is high cost of entry.. 5% rebate ony..

Pay 10k booking via cheque ( they will officially bank in 1st Jan onwards)

then balance 29k ( downpayment) + 17k (MOT) to be paid within end of Jan/Mid Feb upon signing the SPA (estimate sign 20-24 jan 2018)

Still considering the agent offer as location not bad but the traffic pattern in the morning to KL seems terrible.. bottleneck in many places

true and agreed. my HQ at Jalan Tun Razak ( near American embassy ) and 1 more Office in Glenmarie..

Need to travel between this 2 offices every alternate days... my wife work at shah alam near the hospital shah alam thou..

for now i use the google map and waze advance traffic report to gauge the time taken...

i did go to ferrea Denai alam.. the new launching by SDP.. but only left the 22x70 units for now.

have to admit the location wise DA is better than BSC. spacewise BSC Hemingway Superlink is way bigger and that also plays a part in my plans..

Financially both almost the same because Dpayment after rebates is about the same. DA looks like a future Setia Alam township in the making. really huge

price wise

DA 22x70 = 780,888 (before minus 2% rebate) + Free MOT/S&P/Stamp duty = RM 765 271

Dpayment + booking = RM 52 471

BSC 24x90 = 780,888 (before minus 5% rebate) + Free SPA,Free loan agreement + 17400 ( MOT) = RM 758 400

Dpayment + booking = RM 56 400


Pricing wise i can say BSC and DA is very much similiar. of couse BSC IXora 2 is cheaper by 100k roughly.

Now only the location makes DA more of advantage due to proximity to KL + access to highways
