Seems like you already answered the question😬. Its a jackpot area for people who are aware of this place. Most people are unaware of BSC area especially their North Haven housing area. When people heard about BSC, most of them skip it as they'll imagine its the gloomy Desa Coalfields area or the earliest housing development at BSC i.e. Banyan, Duranta, etc. Thats just the initial plan to kickstart the population at BSC.

Elmina Garden is a very nice place indeed and I like it because of its closed concept design unlike the open concept of Elmina Valley, or Elmina Green and most of other housing areas. But a RM1.8mill 40x80 Reesia SemiD can get a 60x100 Walden Bungalow. One or two years ago, with Elmina's double storey price you might get a superlink or even a SemiD house at BSC North Haven. Thats why people called it a jackpot area. Now the price had increased a little bit but compared to current Elmina's offerring, with the same price range could still get you a bigger built-up area at BSC. I think thats the main reason why people choose BSC over Elmina. If Jardin vs Ilham2..i'd choose Jardin coz its much bigger and comfortable for family with kids compared to the packed and small Ilham2 units.

Don't easily get attracted with high discount tactic coz actually the developer already markup the price higher than the actual price 🙃

There is no direct access to Dash from Denai Alam towards KL. If I'm not mistaken, the Dash interchange at Guthrie is just an exit point from Puncak Alam. The nearest entry point towards KL is at Kg Melayu Subang while the nearest exit to Denai Alam from KL is at Star Avenue/Subang Airport. Better do more research about Dash yoirself. I'm just annoyed when SDP people who uses Dash Hwy as one of their selling point 😏..just a bunch of bluffer For me Dash Hwy is not convenient if you're working at KL coz when reach Penchala Link, you will surely get stuck at LDP and Sprint Hwy. Its helpful if you're working around Damansara or some of PJ's areas. To go to KL better use NKVE via Latar or Guthrie. Later on there will be a direct access to Latar and Guthrie Hwy from within BSC township as well.

Both BSC and Elmina got their own pros and cons. Its all depends on your budget, preference and priority..

Sungai Buloh majority Malay area. Kepong majority Chinese. Desa Coalfields I think majority are Malay residents but in Bandar Seri Coalfields especially the North Haven area mainly are Chinese buyers.

The only drawback for some people living in BSC right now is the road towards GCE / Sungai Boloh starting from in front of Kipmall until the T-Junction of Saujana Utama's traffic light (Jalan Paip). Heavy traffic from 630am ~ 8am due to the bottleneck from two lanes to single lane after Penjara Sg Buloh (back to two lanes again after crossing the river) and the queue at the Saujana Utama's traffic light.

IMO KLK should prioritize the construction of the alternative road first (direct access to GCE from BSC to bypass the Jalan Kuala Selangor). Don't only just focus on building up the population, selling units, introducing new phases, etc. Just look at Saujana Utama township...only one main access is available and the population keep on increasing. But the developer didn't even bother to upgrade the access road since more than 15 years ago. MDKS also keep on giving approval to the developer whenever there is a new housing projects within Saujana Utama area doh.gif At least make it compulsory for the developer to upgrade the access road first before giving approval to any upcoming new housing development.

Due to this reason, I don't/won't recommend BSC to any potential buyers who mainly uses the above road during that time until KLK seriously look into the alternative road construction. But IMHO, in terms of workmanship, pricing, type of house/build-up size offering and overall planning, KLK are better than other nearby developers. Its just all about improving the location's accessibility and hope KLK will improve on this aspect soon.

From LATAR to BSC ---> thumbsup.gif . Except maybe small traffic after Caltex/KFC at the 4-way intersection during the evening when people going back to their home. Most cars at the traffic light are going towards Eco & Puncak Alam (right turn). No problem going into BSC (left turn).

From BSC to LATAR ---> thumbsup.gif

From LATAR to GCE towards Shah Alam ---> thumbsup.gif

But...

From LATAR to NKVE ---> rclxub.gif minor setback during the morning rush hours for people who mainly uses RFID/Smartag when they exit LATAR and merged from the left into NKVE just before the toll booth. RFID/Smartag lanes are at the most right/middle lane and going to that lane will be a challenge because the left lane has been blocked by a long queue of TnG users coming from GCE. Maybe if they put the TnG lanes at the right/middle lanes would've help solve or minimize this problem doh.gif

From NKVE to LATAR/GCE ---> rclxub.gif bottleneck during the evening at NKVE (Shah Alam/Klang GCE exit) toll booth plus heavy traffic and slow moving along NKVE just after the Jejantas Sg Buloh until the Shah Alam/Klang GCE exit. It is better and faster if exit at Sungai Buloh then use the old road (Jalan Kuala Selangor).

Anyhow regardless where you live i.e. BSC, Elmina, Subang Bestari, etc...the rush hours traffic will be the same all over the Hwy/roads. If possible, the best way is to planned our journey early to avoid those timing.

Sg Buloh Exit - Jalan Kuala Selangor
---> slow moving around The Store area due to the traffic at the flyover towards Bkt Rahman Putra/Bandar Baru Sg Buloh.
---> slow moving before Tapak Pasar Malam Paya Jaras due to the pasar malam (every Tuesday & Thursday).
---> slow moving at the T-Junction of Saujana Utama entrance/traffic light.
