yes the absolute selling price is reducing, not increasing. and that is 30kms from KLCC.

now think about the future of those landed 40 to 60kms from KLCC......

I didnt say all SEG landed above 1M, i emphasize "easily" , the recently launch RoT is 20x70, 17xxk built-up, while BSC offering is 22x75 above about 5xx-6xxK.. How much SEG will sell for a 22x75 landed? Is it "easily" above 1M? smile.gif

Elmina distance to klcc is 30+km which is similar to cyber to klcc also 30+km, cyber has MEX, elmina has DASH.

Long long time ago, kl ppl said puchong is far rung place, similar to u said ijok elmina puncak alam now.

Cited puchong as example, as Ppl perception change as development progress..

Cyberjaya can sell expensive why not other so called far rung places? Supply and demand

So MEX bring connectivity to KL, DASH also bring connectivity to KL through Penchala, both highway reach KLCC in over 30km..

Thats why perception change over time when development going on ..


I am interested to know the history of cyberjaya which selling expensive, mind to tell the story? Or leave some clue, so i can search.. smile.gif

What is the Pro and cons?

Cyber also far rung place ma.. Just that it located south of KL 30-35km with Mex and sepang address, developement started earlier 20 over years ago..

Elmina is located west of KL 30-35km with DASH and shah alam address, developement started <10 years ago..

Puncak alam hillpark, eco gradeur, bsc all located west of klcc around 40km away, puncak alam address, started <10 years ago..

Yea.. Landed house price seemed like compunded 7% increment annually

Lump with cyber, becos cyber is 30km away from KL, similar to elmina 30-35km, Bsc is 40km from kl,puncak alam 45km away,
cyber develope 15 years earlier, so is benchmark for other far rung area..

Depend where u are working, available property project option (location) in the market.. There are a lot of project choice if u want to stay in sg buloh, shah alam or puncak alam..

No rush to buy, just spend more time to choose the right one, is a long term commitment...

Depend personal preference, wanna live in condo(city) or landed(outskirt) la..

Try to find that kind property project which hot in demand and sold out fast, over hang or a lot of available unit project, must have some bad reason to be over hang which doesn't meet the demand of buyer..
