CyberJaya has many expats, hence the reason why they willing to pay more for luxury SOHO unit (not willing to share). Look at Shaftsbury square, crazy rental yield !

My 2 cents for investment purpose is get SOHO unit instead of 2R3R unit.
As far as I concern, non-studio units have hard time renting out, whereas SOHO is really in high demand, especially fully furnished.

CyberJaya you can separate into 3 parts
Part 1: Using Shaftsbury as representative
This part has the highest rental yield RM 1,700 - RM 2,000 for a SOHO fully furnished unit (can check iproperty etc)
Part 2: Using Dpulze as representative
This part has the medium rental yield RM 1,500 - RM 1,800
Part 3: New area Pangea, Tamarind
This area is growing very fast now

Additional info on land ratio used in cyberjaya :
48% Reserved for public amenities and greenery
21% Residential
5% Institutional
17% Entreprise
9% Commercial and others

I actually think it will still grow

Wondering is it feasible to stay at Cyberjaya and travel to Singapore everyday to work
Maybe not? Just like Japan?

But travel to SG Universal studio will be easier

I traveled there once a while to pick up my brother. Tbh i kinda like that area.
