China-originated developer CICET ASIA will be debuting as a developer in Malaysia after working as contractors for IOI Properties and S P Setia.

They plan a 3-tower project with service apartments with a total of 589 units and shop offices below it.

Coming soon.

Wow boss, if there is any indicative pricing, pls share ya. It my favourite location and also potential for rental game like SuriaMas, but depends on prcie psf.

Btw, PJS 8 can be very good and bad location, is this Greenfield is nearby Caltex or directly next to Sunway Mentari?

the layout of these resi units really caught my eyes....why most of these local developers cant come out with layout like this....i still remember one of the dev by Ekivest....800++sf ...1 room and 1 bath....how dumb is that?

If I got it right CICET is a GLC and in Malaysia it undertakes some projects of EW (EM) and IOI. Heard workmanship is good.

Ic. Yes boss, 581 and 764 sq ft is quite ideal if dev able to provide 2beds min, easier to rent to Taylors student. For 800+ Sq ft if 2 beds oso consider good, better than 1 bed, wasted space unless its for high end purpose and own stay but not practical for med end and rental purpose.

To be exact, the address should be Jalan PSJ 8/15 Bdr Sunway ( Sunway Mentari ) ...

It is directly next to the shops area ( majority steamboats, massage, etc ) and the entrance should be opposite the Best view Hotel and a kopitiam. Walking distance to some kopitiams, restaurants, kopitiam, Korean food, etc ...

The location can be considered very good, much better than Sunway Ridzuan and Sunway Suriamas, just the downside was also directly next to LDP and the view of some units, esp high floors facing pool / facilities would be facing Icon City / Federal Highway, or could be block by Tropicana land ( if build highrise next to it) or else, HTC or Sunway Mentari Court. Otherwise, the other view was Sunway Pyramid / Puchong.

Another downside would be pat kor mentioned it was RM 8xx psf, same level as GEO @ South Quay, sigh.

This location is further away from student hubs, the most I can think is they will only attract working population, similar to sunway mentari.

For me...the layout is nothing to shout up. they try to squeeze the study cum single bedroom. without the floor layout, I suspect all these rooms are facing the airwell/ corridor. Not very ideal as bedroom.

DT Boss, agree with what you said esp if rooms or baths are without exterior windows for ventilation, lol. The layout considered good for me, I am fine since I am targetting small unit, cannot ask for much better layout since ths size is small and is there bcz I found other 1000-1300 sq ft, the bedrooms could be smaller.

For Type A @ 581 sq ft, 1 bed + 1 study room is really great option, can be rent out as 2 beds since Sunway is a preferred area for most students. I prefer A2 than A1 bcz study room next to master bedroom but not sure how is the kitchen works bcz directly next to foyer seems eat some space ( from the layout ), anyway, both could do well.

For Type B @ 764 sq ft, 2 beds + 2 baths is really a decent choice and good layout. Small medium size for 2 beds, easy maintain and easy rental. Both B1 and B2 actually almost same layout, just difference is the air con ledge, in this case, I go for B1 bcz I prefer air con ledge not beside master bedroom but near to bathrooms. And seems, B1 kitchen is looks very slightly bigger than B2, not sure why.

Type C @ 861 sq ft, 2 beds + 1 study room with 2 baths, excellent choice for rental game only. Tat would be great if the study room's wall can be hacked for bigger living and dining, the con part would be toilet's door facing master room's door. 34" ft width (from living to bed 1 and master bed ), if the extra 2" ( compare to B1/B2's 32 ft width ) is putting into master bedroom, then that would be good idea, instead of putting into living hall' width.

If all RM 8xx psf, it would be no brainer and just go for 581 sq ft ( around RM 464k + compare to 764 sf at RM 611k+ and 861 sf at RM 688k+ ), but with such price, the ROI is quite limited IMO. Easy rent out anytime, but capital appreciation also limited.

This location is better than my previous chap, Sunway Suriamas, the 3+1 beds at 1250 sq ft and rental demand was superb. No shops nearby but for students, they walkable to Sunway Mentari. Upon VPed, the interest came from all over, Ridzuan or nearby apartments, most students jump to this condo due to newer. The rental shot from RM 1,200 to RM 1,500 and subsequently RM 2-2.5k, if foreigners, can be even much higher.

A lot of graduates from Subang, be it Inti, Taylors, Sunway Col or Metropolitan, esp outstation, then to group up and rent at such places.

But at RM 800+ psf, that could be different yield. A lot differed.

Not sure what would be the usp to attract students over to this GFR. However I can understand the attractiveness of small size 5xx sqft 2bedrooms that cost rm400k +

Definitely boss. Mentari is one class below Ridzuan, Ridzuan another class below Suriamas, Suriamas would be 2 class below Greenfield in terms of new facade, design, facilities and such pricing of RM 800psf vs Suriamas currently RM 500+ psf subsale with facts for comparison.

But if we talking about flipping game, then all above are totally different target bcz buyer profile is different pool but for rental, to buy into Greenfield or even GEO, we must take all above as consideration bcz tenants only compare price, beds before location within Sunway. If a group of 4-5 students / peers skip GEO or Greenfield, they will end up at Suriamas or else, a landed at surrounding area. They are still within Sunway area. By that time, higher end props must reduce their rental range gap according to the demand range of Suriamas or co

Suriamas can rent out RM 2k very basic, most owners never much increase the price and if fully furnished, RM 2.2-2.5k, my friend rent RM 2.5k f/f to group of students and RM 3k ( i think so ) to 3 students from China. Ridzuan's studio unit rent out at RM 1.5k.

I think 5xx sf or 2 beds apartment, newer, better location and facilities, should be okay at RM 2k but tougher if higher than 2k barrier.

The other comparison would be similar price range, where would be Taylor's area of DK Senza and other upcoming D' Latour as well as Sunway South Quay's upcoming small units of GEO 1, 2 and 3 in addition to the larger units of min 1300+ sq ft for Nautica, LA Costa, A'Marine ... all these going for RM 2.5k min ( approx RM 500-800 above existing medium end range )

Yes. It was.

This land is directly beside the shops but I dun think it will stretch the full plot until in front Commerce Square, am not sure. The HTC is directly in front Commerce Square. Not sure end up will be as near as like The Havre. Othrwise, get Block B low floors unit face pool and block by Block A rear. Haha. Or any units facing Sunway Pyramid.

cicet's been here for quite a few years already actually, but this greenfield one is the first development they build under their name. google some background history about them, they used to be the contractor for bigger names like sp setia and ioi and stuff. so far, i haven't heard of much negative comments on sp setia and ioi projects. so just because cicet is from china, doesn't mean they are not reputable. in china they are one of the top developers la, and do u think any random capalang company can be a top developer? cannot be ma.

anyway this sunway location is not bad la, close to major highways. just concern about the traffic congestion. but hey, you're living in a big city, some traffic is to be expected. i'm looking for small place for myself also, just 1 person living capacity. i think their 580sqft is not bad for individual, or even newly weds. it makes it so that they can afford it, between two working adults salary - just one point to consider here.

if really interested can always take some initiative to call them to find out more, rather than just make your own assumptions just because ur fb feed feature a lot of random china fake goods video. do homework plis.

not to say i promote them la, just think that a lot of keyboard warrior don't really do enough research on things then just anyhow buruk-burukkan people. unfair ma.

Although its close to htc, access n frontage is good but this low end part of sunway is not my cup o tea. Surely many students rent here but those better off ones rent in sunway proper. definitely nt a good place for ownstay

Does it make sense to buy this project at RM800 psf when one can buy a unit at Suriamas for RM400 psf? This project is located in Mentari, the poor, seedy, foreign worker infested area of Sunway and should be compared with other projects in Mentari .... not projects in "nicer" parts of Sunway such as Sunway Metro or South Quay projects

Granted, I was at Greenfield's booth at Star's property fair recently and I like it's greenery and water theme. And the salesgirls are pretty and responsive (and speaks fluent English, despite this being a China company). drool.gif

If the ordinary buyers can get the same 11-12% rebates, I'll consider placing a booking. Hopefully the bigger units are "cheaper" psf-wise.

I just visited the site today. Construction has started.

Two things I'm concerned about:
1. the high tension wires are uncomfortably close.
2. the surrounding low-cost flats. The whole nearby area is quite dodgy - massage parlours, pubs, lots of foreigners (the type that you won't want as neighbours).

When I asked the girls during The Star prop fair, they said tentatively 750 psf but also not sure if this is gross or whats the rebates.

If 600-650 psf, I think still ok since majority all small sizes but if 750-800 psf, too greedy loh

I lived in PJS10 before and no I would not pay anything more the 550-600psf . The location doesn't warrant such premium for a leasehold property. Secondly every agent over sells the student factor, reality is supply more then demand. Finally these developers continue to screw the public by building small units, reality is sunway is flushed with units at the 1k sqft size why would any pay premium to stay in a small unit I don't know. Another greedy developer I will give a pass.

Yeah, that's the biggest negative about this project. I'll probably look at other projects.

This is the new developer, forgot the name and you can get it from greenfield website under 'about us or contact us'...

I can't find any website to this developer company, unlike IOI or Exsim or other developer, they have their own company website but this company don't have such company website, only have the project website....

But they claimed that they are the sub-contractor for some of the projects in the past... but did not mention which project so don't know the quality and credibility...

Location is not bad and yet, very near to HTC, the facility floor should be higher than HTC...

So you are buying?

By the way.. ONLY 3 SALES AGENT SERVE CUSTOMER... WFT !!!!

Others are the staff, ask them, they do not know any info, and they asked me to find the sales agent and they told me that only 3 sales agent so see whether i got luck to find the sales agent or not....

There are some ppl serve in show room (all pretty girl) but they all do not know the package, they only know which one is freebies, which one not the freebies.....

By the way, one of the girls in registration counter, damn pretty... now her face still in my brain... hahahahaha.....

I saw a lot of Conquos certifications for this developer.. quality should be not bad and will be giving citizen 2 a hard time to find sales....

Block A, small unit facing HTC, big unit facing sunway....

Block B, small unit facing sunway, big unit facing HTC...

Block A free washing machine with dryer only while block B free washing machine with dryer + 2 air con + one water heater only, other rooms with piping ready...

No wardrobe, no kitchen cabinet and no water heater for 2nd bathroom....

The entry cost when VP should be very high... the wardrobe and kitchen cabinet already cost a lot jor...

Many ppl and hard to find the information as only 3 sales agent serve the customers....

0.30 psf for maintenance fee. quite cheap for this project as got 34 facilities... agent said got pink blossom as landscaping... just wondering blossom can survive in malaysia weather meh???????

For block B, Type B1, level 15 - 18 (can't remember which floor), price is 634 k before rebate and 574 k after 10 % (means 90% loan)

For block B, type C, level 15 - 18 (can't remember which floor), price is 714 k before rebate and 644 k after 10 % (means 90% loan)

Sales agent keep referring to the after 10% price. i kinda confuse but end up found that the SPA price/before rebate price from the sales chart....

A bit pricey lei....

About RM750psf net? Unless you really like this location for own stay... investment wise if you refers to earlier pages some claim very good rental return in Sunway which I personally have reservation.

According to the show room, the developer mainly built the high end landed. I have no seen any high rise was built by them so not sure about the building structure and the build quality for high rise.....

Just visited last weekend. Tower B facing Bdr Sunway. Tower package comes with:

Rebate 9% + RM2K for Type A or RM3K for Type B
- 2 water heaters
- 2 aircons (for Type B, copper piping for one more aircon will be done for u)
- 1 washing machine (2 in 1 cum dryer)
- free spa legal fee
- free loan legal fee

Maintenance RM0.30 per sf

Basically u need to pay rm3K as booking, then stamp duty for loan. Thats all at the moment.

Panel bankers: MBB, RHB and UOB

Applying loan at the moment biggrin.gif

Yes, after rebate average RM700++. It depends which type and level you select, so the psf will be different.

I personally think, 581 better... cheaper... and if u want to rent out to students, you can put a partition for the living hall so living hall become one room, total will be 2 big/master rooms and 1 small room and 1 toilet only....

investment, 581 better. first thing is u get 2 airconds, 1 water heater and 1 washing machine. dont need to install an additional aircond. 1+1 room, can rent to two person. Good enuff. fully maximize. but only 1 carpark

I know the price is slightly on a higher side. But with the freebies thrown in, I am buying at around 600+ per sf. Cicet is a China company. Cash rich. First project. They will definitely want to do well in their first property development project because they need to build to name for future projects. Really depends on what people want at the end.

Mentari area, something like mentari court 1 or 2 is renting abt RM1K to RM1.2K. With Greenfield's facilities and etc, new, maybe can fetch RM1,500? My mthly instalment is RM2K

the lease will expire in 2104 meaning we have 87 years left in the lease. Minus 4 years construction, means we have 83 years left. I am in my 30s near 40s. I hope I have another 40 yrs of life, which means I still have 47 years left in the lease. By the time, I hope I will be able to rent it out and earn something out of it. Then my children by that time already in their 50s. Live another 30 yrs, balance 17 yrs in the lease. If the building drops also nm cos we shld be able to reap all the benefits out of it. And also 40 yrs down the road, what will happen ah? Renew? Land purchased by someone else to do something? or anything? Who knows? Sorry I cant see so far 40 years or 87 years down the road. What I care is now. I can reap some benefits now then it is good enough for me.

And also 40 yrs down the road, what will happen ah? Renew? Land purchased by someone else to do something? or anything? Who knows? Sorry I cant see so far 40 years or 87 years down the road. What I care is now. I can reap some benefits now then it is good enough for me.

Bro, i think many of them are concerning about the resell... That is very hard for buyer to loan a property if the lease left 75 years and the property value will be not that good after 75 years... Normally developer will renew the lease to 99 years for most of the project, buyers better double confirm and check with agent....

By the way, buyer should be able to renew the lease by him or herself but not sure how much need to pay...

if want to resell, then dont buy if concern about the leasehold period. Bear in mind, bdr sunway is all leasehold. from june 2016 to april 2017 there are 196 transactions made in bdr sunway. taman desa, part of it is leasehold too. there are 43 transactions made from march 2017 to april 2017. not everyone look at the leasehold tag so seriously.

If price same, 764sf seems more practical and spacious. but, top floor also not a bad choice if you will consider lesser noises and air pollution from the LDP.

IMO
For flipping go for Tower A (or B I cannot recall), less obvious orientation to the HTC. But mostly investors will go for rental, to steal tenants from the surrounding older condos/apartments. The commercial areas below is superb but you dun want to live there with your family. cheers.

My personal opinion that I’m confident with the developer and their workmanship because my office is in PFCC. nod.gif nod.gif

According to agent , cicet is the main con for PFCC.

The agent also told me, they are subsidiary of a top 500 company in China. So I’m pretty confident with this. thumbup.gif

Yes there are lots of kelab mlm nearby tats why not really suitable ror family...basically surrounded by rotting shoplots, low cost flats and security wise not so secure and unscrpplous characters

Its only better on Ambank side ( which i think waitig time to close shop)

Shocked people still talking aboit investing and happily thinking can capture students tenants to earn money OMG

this is a good news for Greenfield buyers may be.

anyone know if the one academy does take lots of African students? As I saw some other
college who intake black students cause a lots issue to nearby property value as they tend to
caused some security and damages to their hostel units.

It is also claimed that the bosses of many reputable eateries have bough shoplots below Greenfield Residences, so later they will not be renting shoplots from the surrounding area.

so care to share which building was bough over by the boss of the academy to relocate his school?

Just joined this forum. So according to this post they have delayed VP due to covid correct. How now ah? Hopefully they give soon. I wonder if we can get compensated for this

I think right now room rental in Greenfield earn alot , at least 500 to 1k excess per month, but whole unit rental is not too shabby also, went to see propertyguru 3br all going for at least 3k to 3.5k RM

New highrise in Sunway, to rent out by rooms are actually a lot easier compare to whole unit. That's the reason why Nadayu can rent out so high, same goes to GEO, which is more complete in terms of amenities for students from outstations or affluent family.

Overall, I think Greenfield is nice, the problem is just beside HTC.

I think there is already a hostel built by sunway and their rental is not cheap as well also quite limited slots. From what I see and know, there is not much land near Sunway already, u move further down would be GeoResidence, Union suites area but those are quite expensive RM 1000 per swuare ft. You move up there is Greenfield and Yolo but I doubt Yolo gonna steal alot of Greenfield renter since YOLO only 500 square ft, why would u stay in a smaller unit when there is bigger unit behind you.

I agree with you the HTC problem, but it seems only Tower A is ridiculously close to HTC, Tower B and C still ok.

My view on this condo :
Greenfield is in Sunway Mentari which in my opinion after go and have a site visit is sort of more low class part of Sunway, again it does fulfil all the needs like groceries, clinic food selection and etc. But looking at the price tag which is RM700 per square ft , I think I would forgive this cons cuz the address is in Bandar Sunway and surrounding will slowly pickup once enough student/crowd move here.

Still deciding whether to pull the trigger or not and I heard ada referral from buyer which covers most of the MOT and cashback up to RM 120K.

Rental demand is strong, rental is healthy able to cover all instalment and somemore earn even renting whole unit, no need partition room or rent by room but of course rent by roon can certainly go up even more. I have an agent told me renting by room after minus instalment still get RM 1.5k to RM 2k .

Or any owners regret that they bought Greenfield or feel like there is better choice ?

Many ppl and hard to find the information as only 3 sales agent serve the customers....

0.30 psf for maintenance fee. quite cheap for this project as got 34 facilities... agent said got pink blossom as landscaping... just wondering blossom can survive in malaysia weather meh??????? 

9% + RM 6 k rebate...

For block B, Type B1, level 15 - 18 (can't remember which floor), price is 634 k before rebate and 574 k after 10 % (means 90% loan)

For block B, type C, level 15 - 18 (can't remember which floor), price is 714 k before rebate and 644 k after 10 % (means 90% loan)

Sales agent keep referring to the after 10% price. i kinda confuse but end up found that the SPA price/before rebate price from the sales chart....
