Does it make sense to buy this project at RM800 psf when one can buy a unit at Suriamas for RM400 psf? This project is located in Mentari, the poor, seedy, foreign worker infested area of Sunway and should be compared with other projects in Mentari .... not projects in "nicer" parts of Sunway such as Sunway Metro or South Quay projects

Granted, I was at Greenfield's booth at Star's property fair recently and I like it's greenery and water theme. And the salesgirls are pretty and responsive (and speaks fluent English, despite this being a China company). drool.gif

business associates are getting around 11-12% rebates,making it 600-700psf.Any thought guys?

If the ordinary buyers can get the same 11-12% rebates, I'll consider placing a booking. Hopefully the bigger units are "cheaper" psf-wise.

I just visited the site today. Construction has started.

Two things I'm concerned about:
1. the high tension wires are uncomfortably close.
2. the surrounding low-cost flats. The whole nearby area is quite dodgy - massage parlours, pubs, lots of foreigners (the type that you won't want as neighbours).

When I asked the girls during The Star prop fair, they said tentatively 750 psf but also not sure if this is gross or whats the rebates.

If 600-650 psf, I think still ok since majority all small sizes but if 750-800 psf, too greedy loh

For me' immediately i quicky finish my free food and walk out.

There is always a better projects and deal coming out...
No point wondering what if i miss this what if i regret later
I put location as no 1.. location means accessiblity and neighbourhood...

I lived in PJS10 before and no I would not pay anything more the 550-600psf . The location doesn't warrant such premium for a leasehold property. Secondly every agent over sells the student factor, reality is supply more then demand. Finally these developers continue to screw the public by building small units, reality is sunway is flushed with units at the 1k sqft size why would any pay premium to stay in a small unit I don't know. Another greedy developer I will give a pass.
