I have a question on legal fees, and could not find any thread on it. So my questions below:
I am buying a sub-sale condo unit @ Cheras for around RM235,000.
The Legal firm is in KL, (Jalan Cheras) and gave me a quotation below.
I find the total is much much higher than those estimates i find online. Can you spot any overcharge?
Below is the list:
Legal Fees (Before GST)
Sale and Purchase Agreement = RM 2,095
Memorandum of transfer = RM 200
CKHT 1/ CKHT 2 @ RM200 = RM 200
Entry & Withdrawal Private Caveat = RM 350
Transfer of ownership = RM 150
Disbursements (Before GST)
Official Assignee search fee = RM 50
CTOS search = RM 50
Transport expenses = RM 250
Postage and courier charges = RM 150
Printing expenses = RM 150
Miscellaneous = RM 50
Total Legal fee + Disbursement (include GST) = RM 3,916.70
More Disbursements
Stamp Duty on Memorandum of Transfer = RM3,700 (will discount 50% for First house)
Stamp Duty on Sales and Purchase Agreement x 4 = RM 40
Registration On MOT = RM 400
Land search fee = RM 90
Affirmation fee = RM 30
Adjudication = RM 10
Lodging and Withdrawal of Private Caveat = RM380
Grand Total (Iclude GST) = RM 3916 + RM 4650 = RM 8,566.70
This is my first house. and will get 50% of Stamp duty (Discount = RM 3700/2 = RM 1850)
I feel it is quite expensive. Am i being overcharged?
