Hi,

We provide services on assessing and scanning of existing concrete structures to estimate/assess the strength and quality of existing concrete structures. Many older buildings do not have records or drawings to indicate or provide info on the existing structural information of the building. We use a series of electronic scanners to assist in determining what is within the concrete members (beams, columns, walls, etc.) to provide the design/consultant engineer with more data to carry out the structural design.

These are pictures showing one of our simpler scanner in action, used to detect steel reinforcement bars (rebar) in concrete slabs, beams and columns. Occasionally, we hack away small patches of concrete to expose the scanned rebar to verify the accuracy of the scan results.

We specialise in ASSESSMENT of the structure in terms of strength, quality and determination the existing structural condition. Our services are usually required if changes to the existing structure that has a direct impact on the strength and stability of the building.

If water is leaking from your wall consistently, you probably have an embedded water pipe that is causing the leak. You can buy a normal wall detector to locate the pipe and try to locate the source of the problem.

If you want to drill an anchor bolt into a concrete beam/column, you will need to detect the location of the reinforcement bars behind to avoid damaging it and reducing the structural strength in the concrete beam/column. In that case, it is advisable to do a proper scan and locate the area to avoid the main reinforcement. Anchor bolts usually need to be drilled 4 to 5 inches into the concrete at the very least and reinforcement bars are usually 1 to 2 inches from the surface of the concrete.

If you are just drilling a wall plug, then it is not necessary.

Also, for smaller buildings, the effect of damaging the reinforcement bar may appear to be less critical than say a high rise building. However, this is not always the case, as high rise concrete structural members are much larger and have much more reinforcement bars in them. Therefore, damaging 1 bar may mean damaging an equivalent of 5% of the total number of bars in a column. However, in smaller buildings, the number of reinforcement bars in members are much less and damaging 1 bar can mean damaging 25 to 50% of the total number of bars in a small column.

So it is advisable to at least understand what you are drilling into, where you are drilling, how deep you are drilling and what best not to drill. We will be updating our blog regularly to share more information related to your question for home owners to get a better understanding and clarity on what to look out for. In many instances, all it requires is some practical thinking and understanding of the situation. Higher end technology and scanners are usually used for complicated problems or locations. We hope this sheds some light on your query.
