When people start moving into the area and creating commercial opportunities, my guess is that it will no longer simply be a "flood rentention pond". Money can change anything. cool2.gif

Phase 1 targeting Feb 2024 for vacant possession.

Phase 2 initially target Q3 2025 but now saying it's ahead of schedule so maybe early 2025??

Anyone has any info on the lake promenade and when construction will begin?

Seems like Country Garden is in the news again for potentially having to default on their offshore debts.

Does anyone has any insight and thoughts about this and if or how this will affect developments in Malaysia? Does this being a JV project with Perdana Parkcity make a difference at all?

Such a negative view. I would think that regardless of where you live that you would want and wish any development project in your country to be successful because it will benefit everybody in the long run. Quite selfish, immature, and short-sighted to think the way you did, IMHO. Also saying "good luck to the early buyers" is not helpful in any sense. If you don't have anything of value to add to the discussion, then it is always better not say anything at all.

I was, in no way, suggesting that Country Garden itself had the money to make this project a success. I was simply referring to residential development in general where if you build housing and bring people into an area, investors will likely follow to provide commercial opportunities. It was a response to another naysayer who insinuated that the area surrounding the lake will never be developed due to the fact that is is a "flood retention pond".

Buying into a new development always carries a risk and most people realize that including myself. My intention was to engage in a discussion with hopes that some people, with actual experience and first hand knowledge, would contribute to the discussion. However your initial reply came across as flippant and also carried a tone of apathy and superiority with words such as "sakit project", "lelong hotspot", etc without leaving any room for constructive conversation. And you conveniently disregarded to touch on the point that this is a joint venture project with Perdana Parkcity being a reputable local developer.

Furthermore, let me make it clear that I was not looking for any reassuring words, especially not from some anonymous strangers on an internet forum. I remain confident about the project and understand the risks assosicated with my investment.

If you had said most of what you said here in your initial post then I would have respected your opinion and that would be the end of it.

I think it's worth pointing out that Country Garden Management Sdn. Bhd., one half of Lake City Development Sdn Bhd, is just a small subsidiary of the conglomerate giant Country Garden Holdings Company. Some of the people with industry knowledge that I have spoken with seem to think that it is nothing but a shell company with the purpose of marketing and management by lending its international status and prestige. The financial liabilities carry by this subsidiary is yet to be determined.

With that being said, it is for certain that Phase 2 will be completed due to the fact that we have the Housing Development Act and that ensures the completion of the project before the funds are released to the developer.

I actually laughed at the suggestion that this could potentially turn into "a pocket project in an undeveloped area". We are not talking about Sungai Buloh or Rawang. The fact that Lakeview Residences are already in the area, EcoSky being a stone throw away, and M Nova and M Luna are coming into KL North shows that the area is desirable and full of potential. LC is such a strategically located project and the masterplan is solid. I believe the township will be completed with or without CG.

This is marketed as a TOD, meaning transit oriented development that focuses on the accessibility of public transit and pedestrian friendly spaces. And here you are complaining about not having enough parking spaces. Duh! You should consider landed properties if parking is your priority.

The land around Lake City is owned by Perdana Park City so I am unsure why Mah Sing would even try to do such a thing. Park City sold a parcel of land to Mah Sing for them to initiate development before they introduced the township masterplan. Park City wants to develop the commercial aspect of the township themselves; hopefully replicating the success of DPC. I have no doubt that city approval has been obtained but that does not mean that it will actually happen.

Personally I think there are incentives for them to extend the promenade across the lake and turn it into a commercial hub to draw in people not just from Lake City but also Ecosky, 99, even those from North Kiara like M Luna and Zig. It all depends on the developer and their ability to see the potential of LC.
