Can I know what's the lowest rate I can bargain for 978sqft unit now??:owner open price 500k but I don't think the price worth 500k after seeing the lelong price n all..can nego till 480k?

Thanks for replying me on this, I will start nego at 460k then slowly up, viewing this unit this weekend..i see so many ppl selling this unit and so many lelong unit...a bit scary

Today went and saw Lakeville 978sqft..units looks good..built in cabinet n wardrobe feels quite solid but hall and master bedroom facing the **river**/**lake**...any future development on that river/lake?

nope i havent seen anything in ecosky, ecosky price is more expensive as my budget is targeting below RM550K plus the smallest unit in Ecosky if not wrong is 900sqft + - with 2 room only...i only wan 3 rooms..thanks for your advice

Thanks for letting me know, congratulation on your hse. Anyway can I confirm with you a few thing as Lakeville is build on a commercial title/land.

1. The minimum water bill fee will be Rm36/month instead of RM6/month?

2. Maintenance fee? Some website put RM0.35, some website put RM0.30, some agent told me below RM0.30.

3. Internet - Is Unifi or Time available there? If there yes then would we pay normal residential rate or business rate?

1. Few of the agent said its RM6 and few other agent told me its RM36 a month, so im seeking answer here to see if any owner can share with me which is the correct info.

2. Maintenance fee quoted by agent and few other website stated RM0.30 psqf not including sinking fund (+10% for sinking fund)

Block A - 978sqft

978sqft x RM0.30 = RM293.4
RM293.4 x 110% = RM322.74

Again agent told me that for 978sqft unit, the maintenance fee + sinking fund = Less than RM300

3. The reason I asked for the internet billing rate cause I'm unsure with the commercial versus residential rate. So far I'm aware of is that we only can appeal for Electricity usage only. (Water and those quit rent assessment we can't). I want to confirm on the internet billing rate as I'm not using the hse for any business purposely. Im only a regular salaried guy.
