not really good luck la... their private unit really way better than the rumawip... haha.... 70% furnishing... and facilities really berlambak... lolz... and rumawip will only compete market value with them after 10 years... lolz...
*
It's not a gd deal for solely investment purpose because of Rumawip also have facilities... anyway it's just my shallow opinions.

QUOTE(aaron1717 @ Feb 23 2017, 10:51 AM)
when i visited their show unit... they already mentioned there... haha... no hiding of this fact... their private project left i think the latest block for sales only...
*
Good for them, I think the lakeville fansi do not have to go Rica thread wayangx2 like they are "recommending" Rica buyers bahawa lakeville>>>>>>>>Rica. Now Rica got 1 more pros which is significanly competent, they do not have Rumawip neighborhood like most of the projects out there.

no offence to any vested party, I just talk kok in the pov of private units buyers no matter those own stay/solely investment purpose...

QUOTE(aaron1717 @ Feb 23 2017, 11:45 AM)
rumawip getting smaller... sad... from 900 sq ft 300k to 805 sq ft 300k haha... eventually will become 700 sq ft soon...
*
Ya lo, dulu 300k is 900sf layout ler... now semakin high density in a single block, and semakin kecil...

both projects can co-exist as there serve different market segment with different affordability, just like there is market for proton & camry/honda.
*
Yes, indeed. It's different segmentation of the market. smile.gif

But both "proton condo" and "camry/honda condo" are theoretically sharing the same piece of land.

It's like buying and driving a camry hybrid/honda sivic turrrbo with proton internal accessories, and buyers sent to the same protong service centre for their cars.

I heard the same whereby they gonna renew it to be 94 years, but not so sure for Lakeville though both resides on same parcel/plot.

Finally, I decided to drop my buying decision for this project.

There is already confirmed plan to build new incinerator within 2km. Just beside the Taman Metropiltan (aka Layang-Layang Park) or beside the petrol kios.

if draw strait line actually only 600m radius from PPA1M and about 2km from Lakeville, yes if you drive out Jalan ipoh turn up mrr2 is about 4km
but pollution go strait line.

even the incinerator success oppose and drop like Bukit payong incinerator that place also not a nice place to stay
the waste transfer station is terrible managed by alam flora

Is it nearby the "the henge" and "mizumi" at Kepong? 2km radius? What a disaster news for buyers...

Yes you are right there is one at metropolitan lake, and another one per screenshot shared above (which is located at north west from eco sky) and becomes our interests for lakeville project. Those are new and work in progress/proposals to finalise its deployments.

Alternatively, you may google up or go to this facebook page for more insights.

With some research, one can get more accurate answer.
Incineration

Pollution
"In a study from 1997, Delaware Solid Waste Authority found that, for same amount of produced energy, incineration plants emitted fewer particles, hydrocarbons and less SO2, HCl, CO and NOx than coal-fired power plants, ,but more than natural gas–fired power plants.According to Germany's Ministry of the Environment, waste incinerators reduce the amount of some atmospheric pollutants by substituting power produced by coal-fired plants with power from waste-fired plants."

->There are few coal power plants which are still in operation with the biggest one in Kapar Klang.
Kapar Power Station
Dioxin & Furans
In 2005, The Ministry of the Environment of Germany, where there were 66 incinerators at that time, estimated that "...whereas in 1990 one third of all dioxin emissions in Germany came from incineration plants, for the year 2000 the figure was less than 1%. Chimneys and tiled stoves in private households alone discharge approximately 20 times more dioxin into the environment than incineration plants."

lol same phenomenon like htc, fansi gonna tell you htc is no harm and blax3.

Price psf = 300k/800 sq ft.

Maintenance = ~RM 0.25 psf  x (800+total car parks sqft) = ~RM 230

Monthly commitments easily ~ RM 1500+ , for 30+ years loan, 90% margin.
*
1730 x 30 years. (230 is variable figures)

nett salary 4k, dsr 0.6:
2400 - 1730 = 670 can drive Mavi 9 years loan only. smile.gif

Else really LMAO!

Saved their marketing costs. smile.gif

Btw, such big developer also can't give free spa (this's very very common...) I think this is "a bit over" in term of the overall selling package, and to mentioned the incinerator yet.

I think that's "loan legal stamping" for 300k fully exempted under budget2017.
