Hi thanks for sharing my posting on PTLM.

We, PTLM, understand from lawyers that the land around the lake is being or currently being sold. The lakeside area is a private owned land. The total area is about 80 acres and there might be some portion that might, that might, as I stressed, reclaimed. All these info are confidential and have not been verified to accuracy hence I shall say it's a Proposal as of now.

We also understand that the lake will see urban transformation into a new "city". Probably better than Sunway South Quay? Haha.

I must say that the Lake itself is not a part of any Park or gazetted area for Parkland. Hence this Lake will undergo some beautification works as part of the requirement for Lakeville and this future development.

In terms of land value, leasehold land do not depreciate, unless the land is isolated or an individual LANDED bungalow lot which is dependent on the market demand.

It's just a matter of plot ratio and usable of the land that will give the market valuation. We all know that in DBKL, leasehold tends to get high plot ratio and nowadays JPPEH will value their own Govt Leasehold Land at above market value so that there will be more profits for Govt.

Any properties built on leasehold or freehold land will be subjected to market demand and supply to gauge the pricing of property. LANDED property built on leasehold land tends to get lower value due to the conversion premium is of a high percentage of the value of the land itself.

The project in Taman Wahyu is catered to locals.

There are about 400 upcoming projects, and yes you can now find lower psf homes with higher density in KL, that's the point that DBKL will only approve now. Lower density projects are also pricing down slightly in order to compete.

The next development will greatly alter this place... and a mall mixed dev will be built next to the MRT
