i heard its the land they occupy going to be taken over
*
Definitely land will have to be taken back by the state to widen the road. Majority of the "houses" built there are illegally constructed by the squatters. Currently, some of the squatters' door step is about a meter from the road.

However, they are quite smart to play the racial and political card. This road will have some difficulty now to build.

Not sure, I just heard that it's nearby TNB building area
*
Yea heard from sources that DPC owns a major piece of land next to the lake, including a big portion of the lake.

I think its in their future plans to reclaim a big part of the lake for a few residential and commercial blocks there.

Looking good for this area in general.

what do you mean by DPC? lake for residential and commercial for what sort of usage? like lake side houses and restaurants?
*
DPC = Desa Park City. resi + commi = Mixed Development.... I have got no idea what their final product is. Just aware that it is being considered for future development.

unlikely will be reclaimed based on the fact that:
-it is a retention pond
-JPS is improving the water quality under the ROL.

Do not listen to hearsay. One can easily get this info on www or visit the site.
*
Reclaimation or not in the future is only being considered at the moment... background study on the environmental and technical aspects of it have been done / underway. Ultimately whether its going to be built, only the main brains of DPC will know.

Retention pond is all about volume. In order to retain the same amount of water once reclamation is done, developers with deep pockets can easily arrange for some portion of the pond to be dredged.

Check out link below shared by other netizens on the planned reclamation.

Given limited width of the lake, retaining wall/embankment and maintenance dredging will be needed and won't be cheap.

retention pond is not only about volume but also water level. what is the point to keep large volume of water during dry season in a deep lake and couldn't retain volume during heavy rain?
*
yea you have a point.

Excited to see what they have got planned for this area.

so it is almost certain that desa park will build condo beside it?
*
Yeap pretty sure there will be quite a big mixed development there, unless DPC pull handbrake..

Design stage are currently in progress already.

Furthermore, DPC is already spending heaps of money on the piece of land already as it is getting bigger by the hour, Monday to Sunday, no rest! They are really going full swing at the moment to fill up the lake.

Wow, exciting times for lakeville investors. DPC joint venture with Country Gardens, developing the plot of land next to lakeville. Land reclamation, previously started near boundary of lakeville, looks completed now and the reclamation works seems like moving further away from lakeville. Development coming in thick and fast to this area. Exciting times!

View from up here, the lake is definitely well on the way on being reclaimed haha. Lorries going in non stop.

Now piling started already too as I saw piles and pile machine being in there already. Likely piling for sales gallery.

QUOTE(BEANCOUNTER @ Feb 4 2018, 01:02 PM)
to say developing the plot of land is misleading.

this development is 90% body of water, 10% of dry land. The developer has to refill or reclaim the lake kau kau to start building 20 towers on them.

Good thing abt Country Garden, they can build and complete the entire 20towers all at once. Not sure if DPC can sell all 20towers all at once boh????? devil.gif

From the looks of it, they don't need such piles to build the showroom. It looks more for reclamation.
*
Perhaps test pile? Sales gallery also need piles la haha impossible no need piles for sales gallery for those type of ground condition there.

Funny that no one living in the terrace houses nearby are protesting about the lake being reclaimed. I recall that the Kepong folks were protesting the construction of the Henge some time ago coz it's built near the Kepong Metropolitan Lake itself. Not sure why no one bothered about the former lake. hmm.gif
*
Protest for the Henge was due to the development on the park. Not lake. This lake is a man made lake anyway. Not natural and in the past, it served as part of greater KL flood prevention water detention pond. Nowadays got smart tunnel liao, all this pond area can be developed.

I am sure the residence there are happy that something is being done to the lake. The lake was an illegal rubbish dump for many years, as well as illegal activities at the side of the lake.

Better sell fast! Country gardens’ style, normally always high density and past records in Johor, are well known in the industry, to always sell well below market price to push out their big volume units.

How u so sure it is country garden?  U saw the development  plan ?
*
It’s a JV between DPC and Country garden actually. No I haven’t see the plans but I’ve heard plenty times from different people who are involved directly with the project and seen documents about it.

And then recently things started to move fast already from the fact that Country garden is actively renting many units from Kiara east apartment in the last few weeks.

better run if confirmed Country Garden coming... would it be again 20 block ready at the same time, like the Inskandar? this will surely kill every project around it including Lakeville...
*
wouldnt be surprised la if its Country Garden. They will build it to the max density with very very attractive pricing. that is their modus operandi.
