i dont think 1900 will fully occupied and go out at the same time. hope it will be fine for the traffic there.

go to any condo parking.. sure have cars on working day. u don't see empty car park do u? laugh.gif

Actually, there will b another entrance exit at the back of the affordable tower, based on Architect plan. Hope this will be remained and ease the traffic.

went to the sales gallery yesterday. Block B is much faster than Block A. Forgotten to ask the developer why... too busy with the laksa and rojak... not much sales as expected... Block A & B - 95% sold, Block E & F - 80% sold and Block D only bout 10%. Block C (not open for sale at the moment).

Paiseh forgotten to take some photos, was busy showing mum around.

Went to see the show units just now. Location is quite nice, very windy. I understand a lot of freebies given with partly furnishings....total about 6blocks, 2k units. A young guy placed a booking... Guess it's slow but moving...

Provided they really do something about the lake... that day i went there they were digging the road, hopefully its to improve the drainage of the lake...

Have u ever challenge SA for official facts from Mah Sing ? This is huge lake , not simply an Olympic size swimming pool. And what he know about the water quality grade for swimming pool ?

I'm the one thinking to rejected my unit after i found out something.......

After i paid booking fee, bank loan approved, going to lawer firm sign SPA, only i found out that........something is not correct, i bought the top second highest floor, and i get the mostly high parking floor....., this is making me panic, because before i buy already asked for it, if i buy the highest floor then my parking place should be the lower floor right?........some more the parking place don't have linked bridge to my block, have to go up one more floor from parking side then only can go through my block.....sigh.......it is so so so not convenient........

Let's say if i'm not going to stay by my own, it is for invest, anyone of u do u think that u would like to buy a subsale condo with not over 1000sqft and with the price RM800K??

I keep thinking all these, and mayb i should hand over it, and look for other better one...... cry.gif

My personal opinion, for the price u pay for the location and the furnishing u are getting, its a good buy for own stay... investment wise, dun think the price will pick up anytime soon.
Yes parking will be inconvenient.. but once u get use to it, dun think it will bother u much... my brother in law who is staying in mont kiara also having similar situation, but as i said once u get use to it... its not that bad... so i guess it still comes down to your own preference... if it really bother u that much, sell it off and look for alternative... but i guess u have to wait till 2018, dun think u wanna waste all the $$ that you have put down for the unit..
So far all my relative and friend which have visited the show room were really impressed with the facilities they have... one of my friend also book a unit immediately are he saw it...
Then again, some will just say it a put off with it being a leasehold, located near to a future incinerator, bla bla bla... there will always be negative for a new development... its up to u to justify it with your own preference, need and liking..

Any taikor doing comparison in between this project and ecoworld project which just nearby? I only know Ecoworld having higher price instead~

But with such high density i'm thinking for rental wise it could be much more harder right?

as long as the place provide good security and MS uphold their promise in "beautifying" the lake.. i will have to say it will be a very nice place to stay in... especially in close proximity to KL city center... parking will prove to be a small issue once you get use to it... i would not say that it has all the goods and no cons... every project will have their pros n cons... so i guess you will have to make the final call whether to make it work or look for other available units that suits both your liking and needs.. eco world is just next door for your choosing ( if it fancy u and your budget).

Hi, how come so long? Is your S&P stated 36months completion or other wise? Could be your "parcel" or floor not yet build? How many floors in total one block?

According to the S&P, it was mentioned 48 months. I just called developer today and they said completion shall done by end of 2018.

Mine is Block F. If I am not mistaken, 42 floor in a block.

I paid 3000 booking fees. But if my loan reject i only get back 2000 only right? According to my SA, if never sign S&P and the proccess of loan takes too long time, I had the risk losing my unit. Is this true?

Typical re agent trick, won't be surprise he will calls you one day to tell you; someone else is interested in your unit; if you don't sign by the end of the day or next morning, it will be given away.

After booking, within 14 day need to sign spa..u go tell ur agent,u want go travel for 2 week..then can extend 1 month..slow slow find good bank offer lo..
If loan reject..u can request for full refund..developer right now cannot charge any cent if cancel the booking

depend on the bank, they check on individual basic.

MRTT will be expensive compare MRTA.

MRTT usually work for INVESTOR, can insured the loan regadrs of the property but based on the a static LOAN amount to cover INVESTOR lifetime.


What MRTA juz one time cover on the particular property loan they bought. Once the period end or property sell, no longer carry any value juz burn. Good for own stay buyer.

The discount will make the owner no need to pay high downpayment if you are still qualify to get 90% loan. My fren told me the rm8888, also minus into the downpayment side as well.

I've been approached by the salesman at Mah Sing roadshow for Lakeview Residence, and have discussion till midnight with them. Although felt like they are trying to hardsell the unit with me, but I'm also tempted with the facts it is located near to KL area and also middle of MRT3 and KTM stations.

My unit is Block D, 1337 psqft. Costs about 917k sweat.gif

Residential Rate on electricity is what Mah Sing & SA claimed on verbal, still required TNB acceptance & approval after VP. Heard from my M&E consultant friend said, nowadays, conversion to residential rate of service apartment (commercial title) is not really approved by TNB, hopefully MS is strong enough in arm power and make it happen in future.

After all discount and promises blah blah blah by the sales guy, i think price cud be around 780k plus lah.

I saw some forumer keep.mention VP term here, what does it means?

And one of forumer already replied above he said bill rate is under residential rate. But i'm looking for answer from buyers that already staying in the house and received their bill already

80% furnished + KTM MRT area...very tempted

And during the sales pitch, sales agent said no nid 10% depo. We just paid 10k (3k + 7k) booking fees + bank loan (up to 90% from total amount by bank)

So where does the remaining 10% goes? Will bank ask me to prepare the 10% before sign agreement later?

I got discount 10% + 3% +RM8888 and 1 year free maintenance (This discount only for Block A & B according to SA). I was lucky I got a good agent, I kept asking and asking for good unit and released unit. I know a few agents now who are helpful and hardworking let me know if you want me to recommend them.

No kidding ..it not complete on 2017..it must vp & ccc on end of 2017 else early purchaser can enjoy the LAD..
Block A start selling early of 2014 and i think spa signing date start from middle of 2014, + 42 month..plus minus,due date for handover and vp should be on dec 2017 ..

The nearer would be tower a n b. But it is still far away . The drawback is the HTC blocking some views if your floor levels not high enough

What is really concern is the lake cleaning and management for long run. It is not just cleaning the surface but to ensure the water quality is safe for body contact. Will River of life project going make this happen ? HOw MS deal with DBKL in lake management remain questions to be found out

I can safely guarantee you there will not be overhead bridge to the station. Too costly but more importantly this was the criteria set by dbkl pursuant to the land purchase previously.

If the bride is built with concrete, beside cleaning, what maintenance is needed? Maintenance of the bridge over a 5 years period is cheaper than shuttle bus drivers wages for the same period. After vp for 2 years, unless is profitable, shuttle bus service could be suspended indefinitely.

If not wrong is for a period of 2 years. Joints collaboration between dbkl and mah sing. Intervals like 30 minute if not wrong.

Well bridge is gonna be damn expensive. They did the maths. Not sure about the costing.

How would the to-be-built low cost apartments affect pricing and lifestyle of Lakeville Residence? Increased density, increased traffic, would tenants to rend be hard to find? :-(

If you notice it is becoming a trend with similiar package of high rise + rumawip. Probably investor would be cautious on the investment returns with this combination. For homestay, it doesn't matter much except the increased traffic which probably from surrounding neighbourhood when the shortcut to jln kepong completed. Both are targeted for different groups of owners . I don't see the affordable apartment would affect the lifestyle and price much as they are not sharing the same facilities and different target groups . Only concern the high density may face the challenge to get good rental with increased competition and probably expect parkings by the roadside during midnight . However , LV location which near the MRT2 would be a plus and give advantages. I think it is good for homestay smile.gif

Just curious. There's an aqua gym and outdoor gym mentioned in the facilities. Does that mean there won't be any normal Gym with Treadmills, ellipticals, free weights etc. ? Can anyone confirm?

yeah, at least some effort on cleaning and beautifying the lake, but it will require massive effort as the lake is connect to other lake as well

Tower G is not released to public yet, i think MS want to finish selling Tower C & D before releasing it

A & B is the same phase, ccc for both tower will be together. Delivery shall be at the similar time.

Only different is, B may experience faster progress claim compared to A, for similar floor level.

B involved higher floor & more units, this might be the reason developer constructing Tower B faster than A.

They can't wait for all blocks to be completed due to SNP date. MS Wont take the LAD risks if only allow tenants to move in after all blocks completed. Always challenge what SA said if it makes sense

Surprise re agents didn't tell you; ms won't allow ew down the road to take the shine on the tiny park. They will adopt the lake from Department of Irrigation and Drainage, purified the water and install the largest, highest and bestest musical fountain.

We, PTLM, understand from lawyers that the land around the lake is being or currently being sold. The lakeside area is a private owned land. The total area is about 80 acres and there might be some portion that might, that might, as I stressed, reclaimed. All these info are confidential and have not been verified to accuracy hence I shall say it's a Proposal as of now.

We also understand that the lake will see urban transformation into a new "city". Probably better than Sunway South Quay? Haha.

I must say that the Lake itself is not a part of any Park or gazetted area for Parkland. Hence this Lake will undergo some beautification works as part of the requirement for Lakeville and this future development.

Previously i buy savanna tower D.

The staff inform me if i have interested friends or relative buyer want to buy any mah sing new property i can refer them and pay referral fee.

If any lakeville wanted to buy i can be ur referral and share the referral fee. Rm2k refer fee only but at least u get something back.

Was told electricity n water under commercial. Probably electricity to be converted under residential subject to authorities approvals. Not sure for water if could be converted . Need to check if they use bulk meter or individual meter

I would like to ask some questions. Since Lakeville almost a furnished unit, does it include bedding?

And,
1) Can renovate the unit?
2) Can change those electronic devices to other brand?
3) Can sell those electronic devices?
4) Electronic devices encounter some problems. Who to look for? Any warranty?

For routes, I would like to ask is there anyway that can drive from Lakeville to Giant batu caves with little jam/no jam and fast as well? By using the Jalan Kuching all the way to bulatan batu caves, this is the fastest routes but, it's quite jam.

Hope someone could answer my questions.

hi, the unit is partly furnish but not include bedding, sofa, TV, dining table. When u sign the SPA will list out what will include in the unit.

1. Minor reno is not a problem, but major reno like whack the wall have to send request to management, cause it will affect the building stability.
2. Cannot, the brand is supply by developer & only they have to right to change the brand.
3. After VP sure u can sell the device.
4. Usually direct contact the supplier for the claim.

Now mah sing is open a way to Tesco nearby Ecosky, from that route can shorten the jam. Other than that so far don't see any new route to Batu Cave Giant.

Please correct me if i'm is wrong.

Definitely land will have to be taken back by the state to widen the road. Majority of the "houses" built there are illegally constructed by the squatters. Currently, some of the squatters' door step is about a meter from the road.

However, they are quite smart to play the racial and political card. This road will have some difficulty now to build.

I'm interested in the project. Just saw about this project at One U yesterday as Mah Sing had a road show for all their projects.

Anyway, just found out that its a serviced apartment, hence commercial rates for utilities. Would like to ask if its possible for it to be converted to residential units ? If yes, any idea if it will be converted?

Kinda bumped that its a serviced apartment cause the utility rates are quite high.

What I know the electricity could be converted to residential rates by applying thru TNB .For water , it depends if it is bulk meter or individual . This need to find out

Yeah for TNB very likely will convert to residential rates ya.

But for water I think can't.

In anycase electricity more expensive than water so I think that's a silver lining dy. smile.gif

yah i worded it wrongly, thanks for the correction.

The current program is Buyer get Buyer 2% + 2% of net purchase price

ill (the earlier buyer) get 2% extra rebate on my purchase and the new buyer will get extra 2% on top of the discount package currently offered

I just bought an unit in Block D, facing facilities.. other side abit hot..
I'm quite happy with my purchase but although its abit expensive or higher than normal..
the 2% rebates does helps! i'm recommending my friends to buy too..
