I'm wondering if the RumaWIP will increase in value ? assuming if all tenants do their due diligence in paying the maintenance fees but as many cheap condo / apartment, those tenant are always type that kiasu and always default on maintenance payment..
I worry 10 years later the condo doesn't come with any value increase because it was poorly run-down like those apartment in JinJang Selatan.. car park area flooded with deep hole everywhere and sometime tire stuck in the mud almost cant reverse.. I experience it as my relative staying there..
How many RumaWIP can one buy ? if buy not stay let it empty is it violate the law also ? if cant rent out but around 1.5k installment per month, i consider as like saving into bank like that lol.. just worried must stay in only..

Npv stands for net present value, IRR is internal rate of return by factoring your costs of capital / outlay which includes yr legal fees etc, from initial and to be projected over years. Both these work together to see if your opportunity brings in positive values in target investments period.
Let's say the upside for this rumah WIP thing is estimated to be below 450k+, for 800 sqft BU as it is categorized under Apartment. The strategy is either sell it after 10 yrs or continue to reap the rental yield. Holding it long enough will have rather stagnant price as buyers will have difficulties in financing for leasehold that left with 55 years or so.. or ppl even start to complain for 94 minus 10 years = 84 years (best case)..
For your questions, One household can only buy ONE WIP in their whole life. Leaving it empty will not violate the agreement with DBKL. And knowing your strategy is to buy for rent, or buy to sell is very important. If you predicted this thing only brings in return value of about 100k after 10 years, you can also save that 100k for e.g. 2 years, to invest / buy other things - hence, that served your opportunity costs / decision whether you wanna commit or not, for now.
