but in shorter tenure eg 20-30 years... the valuation will fluctuated accordingly compared to a freehold condo... if someone wanna sell a condo with only 50 years lease compare to a freehold condo nearby... the value definitely way lower and same goes to bank valuation as well...

but i do agree on your view on the longer term... if lets say the property able to pass onwards to the second generation and still owned by them....

not necessary... depends on your view of long term is how long... by the time a condo reached 40 years old... highrise structure not reliable and overall image are not that desirable anymore... u wanna sell at below cost price or even sell like a cheap flat... also not necessary someone will bother to buy it... unless government wanna take back the land for redevelopment only u able to gain significantly from the acquisition...

It's just a matter of plot ratio and usable of the land that will give the market valuation. We all know that in DBKL, leasehold tends to get high plot ratio and nowadays JPPEH will value their own Govt Leasehold Land at above market value so that there will be more profits for Govt.

Any properties built on leasehold or freehold land will be subjected to market demand and supply to gauge the pricing of property. LANDED property built on leasehold land tends to get lower value due to the conversion premium is of a high percentage of the value of the land itself.

after the expiration of 99 years lease, and government decided not to renew the lease... from the owners point of view... the land has also become zero value to owners immediately and they dont own the land anymore? and government able to get the land back for free for any other redevelopments....

from DBKL perspective, land value always remain good and increasing as land in KL getting scarce especially those better location ones...

yea... thats what i meant also... for leasehold property... usually either looking for short term sale... or just live in it til you no eyes bother that property anymore... anything else beyond is your kids problem... haha

u have to compare from wider perspective... the launching price seems dropping... but the no. of units per project keep increasing... how many new launching condo within 10km to KLCC selling at 500-600psf with units less than 200 per block? or even less than 25 levels per block....?

doesnt matter on his calculation... 80k cars supply doesnt reflect well on jalan kuching and also jalan wahyu current condition... even there are only 50% occupancy only... 40k cars extra still a very stressful condition to the roads there...

the big size ones and the furnishing design looks high end though with their semi D in the sky concept... but thats from showroom only... haha.. but external facade not impressive... not looking like high end condo....

Lakeville already VPed in early May18, but yesterday night the MS staff can still do the appreciation night in the facilities… it is ridiculous! Wahlao… total misuse…

how about quality of the condo wise? sometimes similar thing may happen to other condo as well... but then hope the MO do a good job to clear off the rubbish lo... eyesore also....
