Can I know what's the lowest rate I can bargain for 978sqft unit now??:owner open price 500k but I don't think the price worth 500k after seeing the lelong price n all..can nego till 480k?

If you intend to pay 480k, suggest you to start with 460k. If the vendor disagree, you can walk off and wait for zim to call back.

For every additional month idling, the vendor is losing $ on loan interest and maintenance fees. Smart vendor will let go as soon as possible rather than waiting for mv to drop further.

Thanks for replying me on this, I will start nego at 460k then slowly up, viewing this unit this weekend..i see so many ppl selling this unit and so many lelong unit...a bit scary

Nope. Not many lelong unit from here. Only got like less than 5 transacted lelong unit so far (already close to 2 years since completion).
And currently got zero lelong unit at the moment.

Willing buyer willing vendor. If you are not in a hurry and for own stay, every RM saved is RM in your pocket, no harm trying.

To entice vendor, suggest to talk to bank first.

Not apple to apple comparison.
If Lakeville VS EcoSky then yes. Coz same location.

Depend which area you prefer.

Today went and saw Lakeville 978sqft..units looks good..built in cabinet n wardrobe feels quite solid but hall and master bedroom facing the **river**/**lake**...any future development on that river/lake?

nope i havent seen anything in ecosky, ecosky price is more expensive as my budget is targeting below RM550K plus the smallest unit in Ecosky if not wrong is 900sqft + - with 2 room only...i only wan 3 rooms..thanks for your advice

Hi all, just asking around, is the worksmanship in Lakeville Residence good? Although from time to time there are many complaints towards Mah Sing about their worksmanship.

I'm been to Lakeville Residence before and it seems quite nice.

1st VP for owner has been made yesterday, and I just went to my unit at Sri Wahyu, my actual VP is next week but I followed owner that have VP-ed his house coz I want to have a look around

FYI, the address is sometimes regarded as Lakeville Residence Tower G instead of Sri Wahyu

the unit is standard 805 sqft with no balcony, refer attached for the rough measurement of the house

my unit is a basic unit
worksmanship is fine for Sri Wahyu, can be better but its okay with me

I heard upgraded unit (add 30k) provided by MahSing is not up their expectation such as different tiles used for living, dining and kitchen area vs tiles in the room (2x2 tiles vs 400m tiles), the cabinet built without sink, and wardrobe cabinet is not full height

there is another development in progress nearby LV and SW, which is Lake City

they hire worker to sort trash at lake nearby, and they taken care of nearby area of the project

I give it 10 years, probably this area will boom due to this Lake City project
