There is only left one unit for 978sf after rebate will be around 678k for non bumi

Yes for the bigger size unit. I think will need another round to attract interested buyer.
But for the 438k unit, I guess is already at cheap enough pricing. Really hard to believe if nobody takes that unit this round.

Lets say if some one bought this auction unit at reserve price 438k, then go for 90% loan. the monthly installment would be around 2k and the rental for 978sqf is around 1500. Means still negative rental rm500 after purchasing below market value 25%?

in today's market minus 500 is normal la. moreover you're talking abt asking price and lakeville is very dense. expect to wait for sometime to rent out the unit.

1900 units here.

For cukai taksiran, initial rate was at RM1k+ yearly. Appealed successful and yearly rate is now RM900 i guess depending on your unit size.

Quit rent payable to the management office. The management will pay on behalf of all owners and you will need to pay the management back. Same thing as fire insurance.
