low density/concept/landscape within the parcel is the one which justify the higher price tag IMO.

concept n landscaping here is fantastic.. Location is far but similar to those in ambang botanic bkt tinggi fr time taken to subang pj kl..

Main concern will remain LEASEHOLD.. landed LH props appreciation very bad in the long run.. even exclusive tropicana golf struggles in this way.. if u buy ecosanc terrace now at 1m..if prop price up 4% per yr fr 2 yrs, expect stagnant purchase price when subsale..of cos now price is gng down la, so depreciation shld b expected..

cn get a feel frm rimbayu subsale price rental n occupancy rate..

KK is mid end area with kk hills as lux area.. rimbayu aso mid end with premium Seri Damai.. So competiton is nt thr..

whts d price range fr a normal terrace in KK.. both fr fenced n NON fenced..

Kk linked house 22x75...about 10yrs old...fenced and guarded, subsale around 700-800k.

Usually similar lh products are 20% lower.

it depends what u define as long run. obviously as leasehold property regardless condo or landed appreciation will struggle if long enough.

even those condos in kd such as tropicana gardens or grande will struggle.

yes and yes, appreciation should be slower compare to freehold property IMHO. in case any others have different view on this kindly share your thought. besides, one is switching to a property which is more to lifestyle, it also means that higher maintenance..
as for higher selling price, imo ES can even be cheaper compare to neighbours project if 'low density' is not in the parcel planning, share your thought.
