 Budget for New Apartment - 20-30K enough?, Newbie with limited budget

Hi Experts,

I' ve just got my new apartment around 1200sf - 3 Br
I am totally new to this and I am planing to hire a contractor cum ID to do my apartment.
I have a budget of 20-30K for the below works:

1) Kitchen cabinets
2) Masterbedroom - wardrobe + Flooring
3) Masterbathroom - change tiles & sink + rainshower
4) 2nd Bedroom - basic wardrobe
5) Living room - TV cabinet
6) Lighting for areas including installation of ceiling fans

*only reno for permanent fixtures

Is this possible?
I want to get some opinion before I engage with the contractor....

number 1 can cost 20k

even all diy u need 50k (diy)

flooring is quite expensive, i got quoted RM7k for 1200sqft, RM4k for hacking the existing tiles.

thus i dropped the idea

Hiring ID to do all those stuff?

100K at least.

A flooring and custom made and designed by ID, easily 20~30K gone.

one lady told me she spend about 48k to put in curtains, kitchen and wardrobe cabinets, TV, fridge, some basic furniture. All these in a 2128 sq ft apartment. Its for rental. No wet works.

But I see TS left out a bunch of other things that needs to be done.

Kitchen cabinet - use RM 300 per foot run for top and bottom cabinets and RM 150 pfr for counter top and add RM 1k for sink and another RM 2k for cooker and hob.
Master bedroom and flooring - use RM 200 pfr for wardrobe and RM 10 psf for say laminated floor
Master bathroom - use RM 15 for tiles and workmanship, add in RM 1k for sink and RM 1k for rain shower
2nd bedroom, use RM 200 pfr for wardrobe
Living room TV cabinet - budget RM 3k
Lighting - hard to say as it depends on the type of lights ie any plaster ceiling. Budget RM 2k. Basic fan will cost RM 250 plus installation.
Above prices are very rough estimate using basic materials eg not granite kitchen top, and non branded items eg not Borsch.
I would say you will require at least RM 50 - 60k for basic reno.
If budget is a big problem, do all the dirty work first eg you can just buy a simple TV cabinet instead of custom, master bedroom flooring can be delayed if using laminated wood.

so difficult to even start a decent home.

I tot the flooring got the type where u dont need hacking and just stick on top of the existing marble? which does not require hacking?

& Yes I have not include the grills yet ..

I guess it is not wise for me to call a ID for quotation if i do not have at least 100k then?

Laminated flooring will cost about RM 3.5 per sq feet easily. You can calculate the price. Don't do anything is not deem necessary like plaster ceiling or flooring can be ignore for now.

You can't do flooring like that, unworkable.
Even without hacking cost involved, flooring itself is never cheap to start with.

Sum too little, ID may not interested the job as well.

If no budget, forget about flooring, it is not an essential.
Get ready made wardrobe, and just placed it in the room instead custom made.
Save a lot of money.

i thought plaster ceiling, paint, flooring should do first? these are infrastructure.

went shopping at home exhibition, came across a curtains shop named BAAGUS. they are pretty expensive; wondering where their fabrics/materials are from. anyone experienced their services before?

1) Kitchen cabinets ->ikea fyndig DIY is cheap. expect 1k
2) Masterbedroom - wardrobe + Flooring -->wardrobe, ikea again cheapest, expect 1k.but better go for full height to ceiling, means custom made. forget about flooring.
3) Masterbathroom - change tiles & sink + rainshower --> dont change the tiles and sink first. move in then see how. rain shower can get from mrdiy, rm30
4) 2nd Bedroom - basic wardrobe -->same as 2
5) Living room - TV cabinet --> hang on wall for tv.
6) Lighting for areas including installation of ceiling fans -->depend on how many points. there are posts on per point cost.

so yes. its possible to fix it at your budget. step by step lah.. economy not good.

How to live inside without the later?
While, you can still live comfortably without plaster ceiling and changing of flooring.

if apartment has low ceiling, the plaster ceiling actually makes you feel clautaphobic.
just when you route the cables and aircond points, run on the perimeter. later when want to add plaster ceiling, just plaster the perimeter and corner

expensive stuff is usually the cabinet... unless you buy loose furniture... build in cabinet are killing... just kitchen alone will cost you a bomb....

Get the basic stuff done (eg: wiring) first,

cabinet can be later.

dun be obsessed with show room ID, do what you really need

Try search track lights design for ceiling, and you don't really need plaster ceiling then. It looks good and easy maintain.

Thing that need to hack need to be done first, like conceal wiring, and new piping. Then come extension -> Flooring -> Cabinet -> Plaster ceiling -> paint.

Work according to your budget.

Just the ID cost already rm30k, not to mention they will charge 50-100% more from the actual renovation cost.
TV cabinet are not a must. Still measurement are important to know the cost.
What I can say is, do not go to shops that having fancy front display as you are going to pay for those.

for me, I will go for wiring, flooring and plaster ceiling first. With just 1200sf, you can get done these 3 things around 15k-20k. Balance can install kitchen cabinet, maybe around 10k (moderate design and material). Room cabinet can install later. Bathroom renovation also can be done later, since it's within specific area.

Floor, plaster ceiling and wiring are the things that you can't do in the middle. You have to do it in the beginning stage.
