I have a deal with developer for a group purchase of 5 units together to entitle extra 1.5% discount on downpayment. Could go for 100% loan with zero downpayment subjected to bank approval.
My personal opinion about this project:
FREEHOLD, Gated & Guarded with 20x70 only selling at 570k, 3km south from Cybersouth, benchmarking with surrounding new projects:
a) Super hot seller BBB project: Cybersouth by MCT, 20x70, selling at 594k after 5% rebate, LEASEHOLD.
b) Further south city such as Kota Warisan, cheapest hot project Greenwood by Paramount selling at RM490k after 10% discount, however, this is very far from Cyberjaya.

Good things to invest near to Cyberjaya to get greatest capital appreciation benefit:
a) MRT 2 with 2 stations at Cyberjaya to Putrajaya. (<10km to Putrajaya Central)
b) High Speed Train with 1 station at Putrajaya
c) MEX Highway to KLCC
d) Cyberjaya City Center by MRCB as per latest budget 2016
e) New Hospital in Cyberjaya
f) Shopping malls in Cyberjaya (D Pulze) or Bangi (IOI City Mall)
g) Few private universities surrounded the area
(All these benefits above, you could only enjoy if you stay near enough to Cyberjaya and Putrajaya. For me, Kota Warisan Sepang is still considered far from Cyber.)
I personally feel that this is a good combination of own stay and investment.

+ points, less than 500m from SJKC and SJKT and less than 1km from SRK/SMK..when parents what to go work at cyberjaya/KL (using mex) just can drop they children at school..
If want to send to international school, can send to cyberjaya(elc)/kota warisan or putrajaya (nexus int school)
