U like the entrance? Fennel entrance traffic flow is really horrible, the cris-cross of ingress and egress is haphazard and not efficient.

No doubt there are some lessons learnt incorporated into fennel from capers and other ytl condo but still my wish list for fennel.

what i really dislike so far.
1. corridor is always so dark. (dark theme)
2. tandem parking!!!! even saffron and maples dont have that.
3. main entrance.
4. guard house is lembab for ytl condo standard.
5. perimeter service road gets muddy during rain.
6. transparent bath room
7. bathroom window is very big opening. u probably have to close it when you are using it..

what i like so far
1. parking ramp. wide and the slope is gentle.
2. swimming pool
3. gym
4. lots of green like typical ytl condo.

Grossly unfair to say sentul is not doing well. Capers was launched at the glorious timing. Buy what profit what time.

Many investors of saffron tamarind enjoyed handsome profit from first hand purchase or some second hand flipper. Now the once profitable and even speculative condo slowly converting into family friendly own stay condo. Owners enjoying the security maintenance green landscape.

For maple case, u will see d price holding strongly at1million mark.

Fennel case... pipu want to ride on the success of the past cases for ytl sentul condo so start buying and hope for the same result....then come the market correction.

Then other developers big and small begin to flock to sentul to ride on the hype... sentul pasar also call sentul (rightful name)....even jalan ipoh like Rica also call sentul east...

Sentul east west still have its own charm for people who appreciates the security, greennery....

Similar to dpc...it has its own charm as well...

saffron tamarind 300% since launched. cant believe it with my eyes even saffron transacted at RM1.25m (over a million ringgit bro!).


capers got pipu make money for those who unload in pre 2016/17. can confirm this but maybe if u invest in dpc make even more money.

What is wrong with the facilities? Which part of it does not fit the million dollar price tag? 2 huge gyms, 2 huge salt water pool, 1 acre green park, multiple sky terraces and function room.

For the pretty big and non shoe box built up size and paf, breaching 1million is no big deal.

I will still prefer d3veloper who gives right amount of facilites that are sustainable and easy to manage rather than giving overrkill facilities that ar3 impossible to manage and sustain
.one example is sauna. How many of the sauna room in condos that i have visited that r not working? So many.

U r hillarious...to use retired datin as example. Lol lol. Lets talk datin. Why would datin need to retire if she never even started working.

Can see ur COG is hartamas /Mk. In case u dont know, sentul east is a stone throw away to MK. Probably 5-10m drive.

Undeniable MK is convenient but it may not be for everyone. Personally i like mk very much but its simply gets too congested esp during school hours. Feel trapped in between d buildings too. Still its my favorite address.

Btw...datin prefer to get her hair done in KLCC not MK as too many datin there. Oh.. ya. Sentul east is actually nearer to KLCC than MK.

Oh not to forget actually datin lives in bukit tuanku not sentul east or MK.

The layout is quite ok already for the various sizes. Some has ensuite which is good.

The drawbacks that i can see is the lanai. Some r quite big (which eat up) ur sqft), some r too small that u cant fully utilize it (maybe just planter box).

For some unit that come with big foyer... may convert into storage area with cabinets. At least u can gate up the foyer


The big size 2 rooms unit is type c if not mistaken. Not the ideal unit as unit is sharing wall with the lift core.
