I called SP Setia and I heard Rimba Villa property is around RM1.5Million.

For a 32X75 double storey linked semi-D, gated & guarded at Setia Alam, is that a fair price for the current market?

Eco ardence appears to be more classy with lots of features & facilities. You go to the showroom and see its layout you already know it will not be cheap la. RV is more towards nature and doesnt appear to have the same package offer. So to price it the same as Eco ardence seems not apple to apple? But anyway lets see whats the real price later.

Secondly, could somebody advice the land beside RV belongs to who? If it is another developer and they decide to build something, then the forest fresh air or feel is as good as gone... hmm.gif

To me it also depends on the quality n offers from the commercial shop. we see a lot of subang people go to pj for food, shopping etc. and vice versa. so if there are good commercial offerings there , i think people will come.

I was at Setia Alam showroom 2 weeks ago and they told me RV project is going to be handled by SEP and no longer by them. Should be launched by end of this year as currently SEP is redesigning the layout with RV engineers. Not sure if the rest also heard the same. unsure.gif

In a hindsight, it was a blessing in disguise that I didn’t buy this unit, SEP hasn’t aged well due to bad maintenance.

I was initially looking forward to Rimba Villa due to the strata title attached to the development, but ever since SEP incorporate RV as part of SEP, it will be an individual titled property, the long term maintenance would be an issue.

I called SEP for details. RV is strata titled, not individual title. Also only the project is managed by SEP. I have a feeling that RV may not be part of SEP G&G community/compound - i asked but SEP refused to comment at this moment.

Indeed I had call Setia Alam and they said its an old plan. Its now a hiking trail and forest reserve. But it belongs to government and they can do anything they want. But likely its going to be status quo for very long.

Muslim generally dont believe fengshui la.. no need to use this land (potentially sold at expensive price by cemetery caretakers). smile.gif

If want to do cemetery, at least chinese cemetery can fetch better premium... unless muslim also believe fengshui. Otherwise, it will be based on normal Setia alam landprice

Voon, i see you have been very concern about the cemetery beside the Arundina. This concern alongside with the development of that area has been raised to MBSA as that area is deemed to be a forest reserve. Believe you are one of the 195 people submitted the objections for the cemetery?

I guess still not dense enough as there is no MRT going there yet. I was told 5-6 years ago that Setia Alam was considered but not chosen due to lower population.
