Looks promising for investment, with inter school capacity 0f 3.5k plus and help institute otw. Both completing this year. Any advice, i looking at the rental market

When i was about to choose a unit they show me the available lot . 1 blok left 2units others left less10units. They said it is prelaunch less than 1 month

Is the $640 persqft at this area a good buy? I think it is a bit overpriced. But if the school concept really works can get rental around 2k permonth. Btw i heard they said Help is under cons truction and only walking dist to edusentral
