For the 3rd launch Fusca, psf is about 340 after discount.
And this Edulis psf is almost the same too. It's just that the bigger built up reflected to higher price.

So i guess your deduction of this 10 90 scheme already factored into S&P price is not correct.

I see this as more to win win situation whereby buyer get to save interest, and develop complete project earlier so that they can claim their portion earlier. Well, i might be wrong but just my honest opinion.

By the way I'm not Edulis buyer, Fusca owner here. So jelly that Edulis buyer get to save interest, I'm serving interest now, so expensive. â˜šī¸

DIBS is developer pay interest to bank on behalf. But this 10 90 scheme is developer never bill any amount for progressive stage, once completed only bill total amount to bank. Thus, no interest since bank never release any amount before completion.

However, this require developer to have very strong cash flow. SP Setia so kaya, so no problem.

Ohh, that make sense! So maybe Edulis will be VP earlier than Fusca.
Let's hope no quality issue upon completion. Anyway, will there will be any fencing provided in this terraces precincts? Or they are relying on just the natural barrier?

Yeah, they are really fast in handing over keys! Usually one and half year kaotim!

By the way i notice the road to northen of SA is pretty bad, hopefully they will do something about it. And it's kinda empty looking.

I bought for ownstay, will prefer they make the area more lively. But of couse i know it takes time.

Why it seems the back lane progress faster than the front one? Is that Edulis?

From this, can i conclude that SP setia advance the progress for edulis first and slow down for fusca/crista due to edulis under 10 90 scheme?

It will be good if they can handover the same timing, precinct 11 can be more lively instead of like a isolated place in this northen SA.
Before this the progressive billing quite fast, but it been some time never receive billing for new stage.
Anyway, are you one of the buyer here?

Setia Alam not a good area for investment anymore. For me i just hope Northen area can develop faster, shoplots occupy faster. And faster open the mcd. Hahaha.
