Aparently this is the last phase of 20 x 65 starter homes, after this only 18 x 65 will be left. Prices starting from RM605k, built up from approx 17xx to 18xx
ya that's the thing, my budget is around 500 - 600k but i don't know where to start looking for in setia alam
the township is so big and just need some guidance on that area..
reason for new launch is because i save on SPA and lawyer fee etc so got some savings there
If your budget is 500-600, there are still some 20x65 and 18x65 "starter homes" still available, though not many, most of the choice units are snapped up. Just pop by the setia alam welcome centre to have a look. SPA, loan agreement, MOT all covered by the developer and i think they have an ongoing promotion too, some 318 lucky draw thing.
I have visited the completed phases of the "Starter Homes", the 'walkway' in front of the house gate is quite long, many of the residents can park two cars side by side (facing the gate) outside their house with slight encroachment to the road. Small cars like Myvi can fit on the walkway while normal sedans will encroach slightly on the road. If done considerately, its possible to park 4 cars (2 inside, 2 outside) without obstructing your neighbors.
Congrats ur sister-in-law getting 515k one 👍🏻 I just called, the sp staff told me all the leftover unit was been taken up (no unit left wor..) And for Artoca 3rooms from 532k , 4rooms from 540k Mind to share, if take a unit here usually monthly installment is about rm2k-2.5k?
Just visited the sales gallery, 532k for 3 rooms and 540k for 4 rooms is not including the additional 3% + 1% (4%) rebate. Nett price is probably around 510k (3 rooms) and 518k (4 rooms)
Its considered more premium as it's further away from the low/medium cost flats and the row facing the main road will have a landscaped green strip directly in front (more parking as it doesn't face another unit).
Glad to hear that..old time people say Setia was very good..nowadays, not anymore I think?
People's expectation were much simpler back then, my father's and grandfather's time, they just check if there are 4 walls, doors, windows and a roof.
Now purchasers are very informed and "kiasu", they will hire a professional inspector to check their units or they will come prepared with a whole set of defect checking tools (tapping rod, spirit level, hand square, torch light, measuring tape, etc). Of course there will be more defects than 20-30 years ago.
Is bywater flood heavily?? Worried the condition 😢😢😢
Heard the flood retention ponds/parks are mitigating the rain water. For Bywater it would be the wetland park and P17 the dragonfly park. Levels are quite high at the moment, if the rain continues the retention ponds might not be able to hold, but right now so far so good.
Judging from the video, a few rows in Setia Impian 2 & 3 are affected (rows nearest to the flood retention pond), though i'm not sure of the extent of the flooding (i.e. just the roads / car porch or whether the water encroached into the house). From what I heard the rest of Setia Alam South is fine, while Setia Alam North is OK as well.
Looks like Bandar Bukit Raja & Klang Utama bore the brunt of the floods, my heart goes out to all affected
