Babizz. It's definitely not RM650. Minimum mostly give RM750 (super basic, no water heater air cond) but most start at RM800 (inclusive of the aforementioned). Most agent or owner who posted below that actually they want to attract more calls as user tend to filter by cheapest first or price. If you do call any of them, the standard reply would be "hei sorry, unit rented out edi or not available anymore. As a matter of fact, that's not case. Anyway, i think you should know this is standard practice by some agents who game the market to their advantage.

The thing with low occupancy in Setia Alam it is a big township that's still developing. It's location that's quite far from the KL city centre also means it has lesser rental demand as young workers usually prefer closer location like PJ or Bandar Permaisuri in Cheras or Bukit Jalil or others.

Yup these two further explains the weak investment play in Setia Alam. It's a boon for genuine buyer and those without a home yet.

Nway, I'm excited that the Penisular International School is slowly taking shape and another car showroom is undercon-struction (nearby the transport terminal).

Good update. Anyone knows is there any plan for alternative access to setia alam from/to NKVE. It's a serious bottleneck nowadays at the toll during peak time. I can see it can get real ugly once more and more people stay in setia alam.

How does telling me how much is the rental prove me wrong? what matters more are the occupancy, how long it takes to reach %occupancy and what's the yield. Those who bought subsales are not making money when rental is at that level. trefoil's occupancy is nore more than 20%.

close to 1,500 units and high rental psf. It's hard to attract families to stay there as well since the unit is small (studio and 1BR) plus they have a lot of choice i.e the terraces or the apartments at SA north.

SA was once in one of the three proposed LRT3 routes but eventually Prasarana proceeds with the one that does not include SA.

Because of this, don't think there would be any RAIL transport to SA before 2024.

What piss me off more about HCK is that it is promoting LRT connectivity. Yes, there was proposal to pass through Setia Alam before but it won't be under LRT3.

It is to certain extend misleading. Anything we can do to remedy this? I pity to those unaware or oblivious buyers. Can we report to KPKT or would that not change anything?
