Hi! New here. I have been following this tread. What is so attractive of the Setia Alam Precinct 11 compare to the old Setia Alam. I understand till now the property at Setia Alam Percinct 11 remain quite good response.

I actually comparing Setia Alam percinct 11 to Kota Kemuning property (Rim Bayu & IJM)....Eco World is out of my budget...

Hi! Thank very much for the information. One of my main concern also on KK is the traffic flow. As for now either in the morning or evening, heavy jam at the main entrance road to KK and also at the Bukit Rimau. When all the 3 developers (IJM, Rimabayu & Eco World) house completed...it will be nightmare...struck in the traffic to get into so call dream home.

I miss out all the 3 launch at Setia - Caffra, Crista & Fusca.....but the last one Edulis look great.

But at Setia Percinct 11, i also concern on the huge factory on the left side and a huge cemetery on the north....but it seem to me, people buy at Percinct 11 not much of concern....making me wondering....why?

Well! Both SA & KK got their cons & pros. I actually have been eyeing IJM Scarlet last year. When there 7-8 times...First 3 times was great...but later find getting it too far from the KESAS...and have to take 3 big roundabout...Then i give up KK! and also as all the 3 developer (IJM, Rimbayu Eco World) project all leasehold and worry on the low land issue (flood later). Paying that amount of money for leasehold property i found it too expensive. Example Rimbayu cluster Semi D Periwinkle RM 950++ leasehold compare to Setia Alam cluster Semi D Montana RM 1.2m (include MOT and etc) Both different are not far away. And on Tropicana Aman (TA) the developer use sand brick for the whole project.

Hence, looking into the above matter, i decided to focus on Setia Alam as SA quality and freehold....Now either with for the 4th launch or try the SA Montana. My wife are keen on Montana, but we worry on taking SO HUGE loan on this current economy situation.

One plus point on Setia Percinct 11, is the wetland....Quite big and good..for joggin and cycle..hahaha

Setia Damai, for Semi D (above 4000 sf).....priced at RM 1.4m above...i think i will skip...

Hi! Everyone! Good Morning! TQ! Wong8981, Grarygan, Klangvalleyrookie and others.

Well, Setia Damai 16, is great! Will check it out. Pertaining on whether 2 storey and 3 storey is are up to the family size and how they plan to use it. 3 storey seem like the trend now, as developer now max the land...small land and more storey. Again both have is pros & cons.

As for me, i will currently follow the trend go for 3 storey as we also consider in the future if our children can't afford to buy property....atleast they still can stay with us...then at this moment with 3 storey good for exercise...save on gym membership..hahaha.....

Yes! On SA Edulis we notice after each new launch SA increase betweem RM 8k-RM 10k started with Caffra RM 783k++ and now Fusca RM 800k++...Edulis should be still below RM900k.....

Choosing a unit at Edulis seem challenging....we love the north side....as it is facing the wetland BUT at the same time facing the cemetery too....so likely still have to choose facing the south side....mmm...

Hi! Did check... (kswong77) Caffra sub sale now is around RM 870k...(facing north)... there are about 2-3 unit available. SA Serrata also available.

Well, at this moment we decided to hold till after 2016 CNY. I think the property market will take a nose dive...after CNY...

Setia Alam Precinct 11 Caffra and Serrata VP this week. The Setia City phrase 2 is on going together with Setia Residency.

Setia Alam going to launch 20x65 Edulis (4th launch at Percinct 11), well should be following by the Cluster Link Semi D.

Curious on the price, they planing to sell. There are Numbers of Caffra unit for sub sales.

No sure how the market will respond.

Yup!!! The 2 1/2 is selling very well. Most people now are comparing Setia Alam (West) to Rim Bayu & Tropicana Aman (East) in term of price and the land title. As the price both are not very faraway if you compare freehold vs leasehold, the only thing East is winning is they bulit up are more larger and bigger.

The Cluster Semi D is still doing well but slow only. Montana, last seem (yesterday) already taken 85%...

Setia Alam has updated their website. Now promoting Precinct 11 Semi D link...seem like there are still units left in the phrase 1 (Serrata) and 2 (Elmeri)

Those interested can check it out....maybe now got BETTER DISCOUNT & OFFERS... (Maybe Buy one free one...hahahaha)

Just pass by Setia Percinct 11 and bump into a sale agent, putting 2 banner at Serrata (front row, facing the main road) asking for RM 1.5k....

I personally find that price TOO high. For that price, almost can get any REAL semi D and bigger land size.

Wow! Better buy Montana....or wait for the coming up one...

Just come across this article from the star dated 15/2/2016. Mentioned that 1NIH will be ready by next year. But it look the whole project still not moving till now.

I think this week all eyes on these 2 projects Edulis (3 storey) & Retusa (3 storey Link Semi D.

Edulis I think will sell well, only Retusa might have harder times this time round.
