At least you are buying into a neighbourhood knowing the existing new & future new (if any) Most importantly in Ardence, safely NO unknown pocket land by others.

You ain't want a future PPR next to you after 5 years.

Can see huni, hana, tuai being the only highrise here in Ardence for a reason.

So, depends what you want to buy into? A specific planned township neighbourhood or all for one neighbourhood

Setia indah 13 is in high ground area. So pretty safe from flooding.

Impian area should have. Indah in the range of 650-850K. The newer ones on the other side are mostly more than Indah unless the Permai area.

Did a quick browse on iProperty, I do noticed a bulk of auction units are on the lower spectrum of the pricing range like 400-600K in Setia Alam area. I guess these of the owners mostly affected by the bad economy.

i think this area is at hill side, very hard to have flood here, the enviroment is nice...last time no 850 cannt get...basic unit only..

Dozens of residents in Setia Alam and Bukit Raja, as well as Meru in Klang, had to spend the night in their cars on Friday (Dec 17) night when roads to their homes were flooded due to downpours since Friday morning.

In Setia Alam, the main roads connecting Meru to Bandar Bukit Raja in Klang were under 2m to 3m deep floodwaters since late Friday night, causing many road users who left work late to be stranded and unable to reach home until noon Saturday (Dec 18).
