Can see quite a bit of work to prevent flooding in SA now. They are digging up the retention pond opposite of Impian 2. Hope they extend that on the retention pond next to Impian 2 also, it looks pretty ugly and dirty at the moment. Then they redoing the drain outlet from the road near there too. This started before the election. And Bukit Raja will finally build another retention pond. Hope this area has less big flood issue again.

it's a freehold proj
last time setia city residence also sell about this price but many other project like old klang road or damansara centre park (opposite empire mall) all like >RM700k

Have you check out setia city residence, Block C. Just VPed not long.

They have id furnished units. The sale office is at the actual block main lobby itself

According to the agent and SA, all setia city residence unit sold out.
prefer bare unit and do my own renovation, id unit not my taste haha..

Just wonder is it good to invest on sunsuria forum residence.

Investment? Me only, i shall hold all new highrise resi entry (not only this proj).

Look out for panic sale window instead.

Thinking of buying subsale either Setia Utama 2 or Setia Damai. My house has ppl working in KL. Can anyone advise on

1. Environment in both place
2. Jam from setia alam to KL how bad and how long to travel morning
3. Flooding & soil settlement issue
4. Damai is strata title so cannot renovate right but what other benefit of that area?
5. Security n safety

If you want less issues with soil erosion, buy the PKNS area. Else the rest mostly got soil erosion issues, but if you buy fairly old ones, the soil should have settled. It could take about 1.5 hrs to go to KL and to come back.

1. SD better cause further from industrial area and see point 4
2. leave before 6 and come back (start from KL) after 7 is ok. If you been living in klang, probably a slight upgrade.
3. Both does not flood itself but will be lock in or out due to flood along the highway leaving/going SA.
4. SD area should be benefited by the higher class residence near by conventional expectation. SU area is typical middle class suburban.
5. Safety level is above Malaysia average.

Traffic is worsen every days, especially once eco ardence and tuai apartments hand over. I really cannot imagine how bad it could be.
It is not worth spending more than an hour (one way) daily to work
