QUOTE(gks @ Apr 11 2017, 09:50 AM) Putting aside high end/ luxurious condo... the affordable housing in good location is very well received. The latest was Hamstead where it was sold out in 4hours. Liikewise for those who chose to live in township without public transport.. suck up and do not complain about the traffic... Ubah cara hidup either flexi hour or reach office earlier hehe. I can visualize those who choose Ijok, Semenyih etc.. will complain about traffic 5 years down the road.. AK generally very nice in pricing... concern only on those HTC, STP and cemetery... lol.... generally true... but so far my frens stay in setia alam.... still very happy with the area..... and some working in pj some working in KL.... i guess to each of its own maybe... those who go in earlier... if complaint 5 years down the road... can exit the area already....

QUOTE(gks @ Apr 11 2017, 10:20 AM) Is he staying there now? or relying on google map ETA? As one forumner mentioned.. Bandar Rimbayu's first phase just VP-ed like 2 years ago and residents already complaint about the traffic going out to ELITE... imagine when TA, BR, ES, 257 are mature 5-10years down the road. In 5-10 years... EM, EF, SEH, SEH2 and collectively many other township inclusive those in Nilai will be maturing and will be using the same LEKAS. It will be exactly like Setia Alam TODAY. For Semenyih... the nearest public transport is Kajang KTM station which easily 15km away. Buying property is long term but well.. buyers easily smitten by dream sold by developers. but is it possible the exit to elite from rimbayu actually quite narrow.... as in its not a smooth way out to elite... other than ELITE... do they have any other exits to KL? i think semenyih have more highway options to exit the township and also nearer to public transportation compare to Rimbayu at least... Rimbayu closest public transportation is LRT at putra height?

QUOTE(mthc @ Apr 11 2017, 10:26 AM) I agree with u but u see semnyih threads - The guru there all said the jam is not at semenyih but every where else where civilisation is. So take an hour travel time for an instance, 45 mins will be in town and the mere 15 mins will be in smemeyih 😂 depends on where the town is... those stay at midah/ pandan perdana/ taman muda.... also need 40 mins during peak hours to go down to KL.... and my fren who stayed at there... purposely wake up earlier to travel.... feel like not much difference to those who staying further away already...

QUOTE(gks @ Apr 11 2017, 10:40 AM) many only can afford to buy one property in their lifetime. Few friends who work in KL/PJ that I know own few prop... They either move back to PJ/ BU. One moved to Puchong citing the jam is more bearable than Setia Alam lol. personally.... i also always travel to puchong during peak hours due to job nature.... the jam during peak hours is super unbearable compare to back setia alam... from same starting point in KL... sometimes i need one and half hour to reach setiawalk without accident or surprise incidents.... setia alam usually very consistent one hour travels for longer milage than to puchong...

QUOTE(gks @ Apr 11 2017, 10:47 AM) I am referring to the social influencer here that saying jam and Driving Stress/ Fatigue is ok in exchange of dream house/township. These social influencer I hope will move in to stay in Semenyih and walk their talk. Otherwise what I seen is similar to Setia Alam where many of these investors after influence the subsale buyers they exited the market. One of these investors I knew even stay in TTDI old condo. One already sold their SEP bungalow and move to old condo in Mutiara Dsara. but theres possiblity those who stay in there... will not do any sharing in the forum... so those who really wanna buy also wont exactly know the true feelings of the own stayers... quite subjective to justify.... for us is more to fren's frens talk etc.... whereas my frens all like setia alam despite working in city centers... and your frens move back to TTDI/BU... very subjective i guess on this topic... i asked my fren about jam and driving stress... he told me he go inside subang or PJ uptown areas is more stressful than back setia alam....

QUOTE(samkps @ Apr 11 2017, 11:00 AM) Bearable or unbearable is always depending on individual. Even a property with about same pricing in KL city center and Damansara for example also have people with own preference. Not everyone will choose KL city center property also. Is it right people stay in KL city center can tell people stay in kote damansara don't stay there because will undergo driving fatigue or jam sardine in public transport? true... so for me is that... i will always tell those who looking at new townships... ask them to answer the questions themselves... you can bear the driver fatigue and the distance or not.... anyway the potential buyers wanna stay or not is not our problem not everyone have same tolerance level... and if the new townships jam got worse... matured areas wont be anyway better... unless the mantality in klang valley can switch easily to fully utilization of public transportations.... for me... since college time i already driving one hour go and one hour back.... used to it already....

QUOTE(samkps @ Apr 11 2017, 01:11 PM) True, I believe majority people will consider carefully on every factor when purchase a property, determine the pro and cons. By the way, from this video show that not many people taking the first phase MRT. Not sure if the sungai buloh/kepong/damansara side traffic jam got reduce or not. Wondering those who are always priotize the public transport got take the MRT or not, or still driving and enjoying the fatigue.. https://www.youtube.com/watch?v=-pgmJ1hpAKMi think for now the few stations serve not much purpose also.... not going to anywhere significant.... maybe when all the mrt line opened up... there will be more traffic... but generally malaysian still not ready for public transportation utilisation... those townships along the old LRT lines to KL areas... still jam like no tomorrow....

QUOTE(samkps @ Apr 11 2017, 02:57 PM) Wrong, I shown in thread before, Friday evening ~ 6pm from Menara Maybank, reach Semenyih Lekas toll around 1 hour 10 minutes.. If Semenyih need 1 hour 30 minutes, mean in Pandan need 1 hour.. From Semenyih normally ~ 30 minutes will reach the 10km radius of KL city center, after that god bless you. generally after exit from lekas.... its quite fast towards city center radius.... from those older township... like pandan areas if wanna go kl city center radius... also need to jam at traffic lights if dont want to go for toll road... otherwise... for faster option take AKLEH or sg besi highway... but those highway also jam like nobody business... after toll immediately cant move liao

QUOTE(vextor @ Apr 14 2017, 05:14 PM) Hi, I'm not sure is this appropriate to discuss other township at here or not. I’m not so familiar to Shah Alam area, would like to ask all Tai Kor’s opinion and comparison on Setia Alam (PRECINCT 17) and Alam Impian (Pentas 6) in term of road access, traffic condition to KLCC during peak hour, toll. surrounding shop +++ I have been Setia Alam before and almost pay DP for PRECINCT 17 project, at the end tekan brake because of the cemetery factor. Currently I’m staying nearby Maktab Polis Cheras, leaving house 7am took 1 hour++ to reach KLCC. All inputs are welcome. Thanks. comparably.... setia alam have more matured commercial activities compare to alam impian.... but its mostly on the southern side... haha.... alam impian has slightly nearer distance to KL.... but time spent to travel to KL is actually same as setia alam..... 1 hours plus to KLcc from cheras is bcuz of jam.... comparably... nkve is also jam... but the total distance vs time travel is more worthy in term of consumption... i stay in cheras 10km to jalan ipoh also need 45 mins.... imagine how much petrol wasted on jam for that distance....

QUOTE(chopstick88 @ Jul 4 2017, 10:52 AM) Not so popular compared to 20x65. i think width 20 is quite minimal benchmark for most of the buyers... now i staying in a 22 width... i feel quite relax to park two cars inside without alot of adjustments....

QUOTE(zeroexz @ Jul 4 2017, 03:05 PM) honestly think this wont help. You need to travel far apart to enter DASH highway which its probably gonna be completed in N years to come... have to say the developer has failed to consider the growth in traffic flow (or should I say beyond their expectation) and making curvy roads after the toll exit (with new development entering from the curve) enhanced the congestion problem targeted completion for DASH is 2020.... i think those newer setia alam DSL at setia alam northern side also completion almost at the same time right? from setia alam north to DASH is less than 10 mins travel, if there is really a new path to there, it might really helps... the key word would be the new access way to DASH.... without that... the kampung roads cant help much....
