I think is setia link ( before or after toll ) go through EA, setia alam n link to meru.
If tis is true. Many cars from BBR and south of SA will go through EA link.

To be frank, the risk still there especially if the empty land can link from cemetery. Who want to buy the mil or few hundred k house if one day the cemetery is nearer to ur house? Now developer can tell no issue. Once 100% hand over. I think they will tell us , tis is out of their control .
Yip the cemetery eyes view can be blocked by apartment but does not mean dun hv.

Got many shop lots does not mean the area will 100% ong. The risk of shop lots investment is much much higher. If the area can not Ong , some times more than 10 yrs or longer than that oso can not Ong. Population n spending r play a big role.
