Well agreed. My complaint only on the price. SA foods & drinks price really expensive alot compare to Klang (Just across the road). The price is like Damansara and Mont Kiara.....beat Subang also.....
My friends said this is due to the high shop rental in SA, less competition and most SA people are from PJ and KL.

So, really not easy life SA...

After checking the google map, there is activities of clearing of land at that areas (next to toll). It has the size as big as SA northern.

Mmm...if really eco world....that will also help to boost up SA. A new route from SA to Shah Alam (U12) .... mmm....

Is it going to be great?

Well, they might come out with new housing concept just blend into SA township. Geographically is hard but not can't ...see Sunway Quay project....

Whether Eco World or not, whatever coming out from that highland, must exclusive & luxury, price surely above millions

Will likely effected SA sales on these future SA Percinct 11 Semi D, upcoming 30 x 75 Semi D, Duta Villa, The Circle Collection (Bungalows), Setia Eco Park and those sub sales above RM 1 million and above...

So those SA property under RM 1 millions, will still selling like hot cakes....

Well those facing T-Junction still can't sell and also those with number 4....Like what i say b4, why Setia developer this time so stupid come out with this layer out? They have been in business for so many years still can make this kind of mistake? (House facing T-Junction)

Looking back into Setia Alam masterplan map, far far to the north there are numbers of apartment...could be able to block the cemetery view...

U mean Edulis? Yes! is cheaper than Montana. Montana is a Semi D Link price starting from RM 1.2m onwards.....but limited unit now.

Edulis price starting from RM 891k onwards...but very limited unit left ( 2-3 units)

From my observation, AP is just a relative small housing area only and surrounded by light industries and have very minimal commerce activities. If compare to Bukit Tinggi (BBT) and Botanic are totally different story. As BBT and Botanic are very planned and surrounded by shops, hotels, shopping mall (Giant, Tesco, Aeon) and GM Mall 1 & 2(coming out), cafes, restaurants and etc.....

Also there are nothing interesting at AP.....

Agreed...which also become AP disadvantage. Furthermore till now, the road access and road within AP are not in very good condition....

Just got to know SP is moving on the Percinct 17 with 18x65 and 20x65 double storey...wow this is going to be very hot area if the price is good. Can start registering now...

Very interesting...Rimbayu next week is launching Penduline 20 x 65 price for Type A, RM 710k onwards and Type B, RM 690k onwards. Type A and Type B different is the sq feet.

Versus, Setia Alam Percinct 17, 18 x 65 & 20 x 65, likely the price will be within RM 600k onwards.

Who will win? (hahaha)

The only property can be compare is Perwinkle, Rimbayu vs Semi Cluster at Precinct 11, Setia Alam.

Perwinkle, RB vs Precinct 11, SA

1. Title : Leasehold vs Freehold
2. Sq Feet : 2300 vs 2700
3. Storey : 2 vs 3
4. Both same Semi D cluster and same land size 32 x 70
5. Price RM 1million vs RM 1.2million

If compare sq feet price, seem like Precinct SA Freehold is cheaper, right? In fact Perwinkle, RB still have alot of units available.

On the coming soon to launch, if SA double storey price within RM 600 - RM 700, then Penduline, RB will be very expensive.

in fact, i found prices at Tropicana Aman also not cheap to for leasehold if compare to Setia Alam, freehold. Take note TA whole project are using sandbrick, means, the cost of their building are more lower compare to others....

Well! Duta Villa and Circle Collection price range RM 2 million onwards....very niche market. Those have this kind of money most of them already migrated...would u? (hahaha)
