I think is standard, once a loan rejected deposit will be refund full together WITH the bank letter and again..is when they will refund u......

no...this is BTS (build then sell)...similar models to what has been practising in overseas countries.
but you need to sign the SpA now, hence for those want to get loan...you also need to get your loan approved before signing SPA...(bcos once SPA is signed, you will be subjected to 1% penalty if you wish to cancel).

During construction, developer wont claim any money from you or your bank, hence no interest is accrued to you during construction period.

but that doesn't mean its not a form of DIBS. Developer might have included the interest portion in the selling price...so just by name and by procedures different only.

Better than DIBS. No payment involved during construction. Developer only issue payment after vp. Rebate 2 + 2% means cashback 4% after VP timing.
20k booking, sign snp timing pay remaining 10%. Then wait until vp, get cheque for 4% cashback.
Interesting package.
