and with adv.technology  we can use less manpower. just need 1 person monitor the PC monitor for all  live cctv, (instead running around with motorbike like monkey)
2. Upfront (for auto. boom gate/ cctv face & ic recording /mini guard house or 2 x 20foot used container office  (~Rm 10K)  split & share out 'equally fairly' with 2-3 quotation
by voting among member' transparent and no misuse of excess funds.

During these bad times covid one must come out with affordable low running cost  in long run cost (so RA won't close due to lack funds) but effective solution.
Fair to all community residents.

You havent factor in those residents who doesnt want to pay the security fee and those who pay only the first month just to get car sticker for entry.

Is security guard fee that cheap? I guess you need to include the salary for security guard manager/senior manager/director, and other miscellaneous fee. Afterall, the company needs to register with government to get the license for operation.

Somemore to get auto boom gate, you need 100% residents agreement before MBSA gives approval. Probably they have a guideline for the guard house design to follow, not just use any container or mini size guard house.

1) If strata title like ecoworld then yes. For SP setia, it is invididual title. There is no maintenance fee but community might collect a small fee for maintenance (like for the guard house palang etc). Fee should be lesser than strata title

2) 2 to 3 km distance. Mostly will not notice from your house. Taman Cannaught has a big cemetery too but the streets and shops are lively there.

3) So far didnt notice much

Those houses opposite mc Donald (permai 1 and 2) are guarded and gated but individual title. Just need to pay monthly guard fee and small amount of annual maintenance fee. You can do renovation on the external provided you follow MBSA guideline and document/drawing submission. Subject to their approval though.

Agree that SP Setia quality really down the hill. House less than 5 years, crack line everywhere (even on the concrete ceiling). Roof concrete gutter water stagnant causing water leak into house, rain water seep through roof and drip to master bead room, water stagnant at backlane due to poor drainage design until becomes mold growing area, water leak to car porch ceiling and also the joint in between neighbor house.

Setia Taipan area is not affected by flood. Guess nearby cemeteryarea has its benefit too due to high ground area.

Nowadays buy house need to check if the land area is high enough to avoid flooding. So far Permai house area are pretty good since they are no affected by flood at all during the sri muda heavy rain. Bywater seems nice too due to larger house size but i think the land area is not as high as Permai.

For older house area, need to be careful since some houses is affected by soil settlement issue. Heard some they need to add piling at the kitchen area since the sand underneath already gone.

Yes but have to check soil settlement issue and whether affected by flood. So far indah 13 is at high ground, problem is low water pressure and flood at the road in front of guard house. Other indah area you have to survey and do your study

You can survey permai area then as they are still considered new. Although the house size is 18x65, fully extended one is quite spacious for small medium family. Hack away the rubbish bin area if you want to fit in 2 cars inside.

Water pressure no problem and safe from flooding

Setia Permai 1,2 and 3 are safe from flood even during the heavy rain that flooded sri muda

Good thing is there are few roads to drive around and convenience store nearby

The only bad flooding experienced is during the sri muda flooding incident. Few roads flooded in Setia Alam.

But i think Permai 1, 2 3, and apartments nearby is quite ok during that incident since they are at higher ground. In case you cannot travel out of Setia Alam due to flood, there is still plenty of grocery stores nearby there where you can get your daily needs.

I heard that Musika is the last phase of the landed property for SP Setia here.

Not sure why, maybe the workmanship for alam nusantara is not that good.

There is bad thing of near a mall. Generally house nearby mall will have higher traffic and noise pollution.
