i think for DSL... your budget should be quite ok already... dont do extension... for sure can be done that way... inclusive of some new F&F somemore... haha....

yes bro... dont go for renovation loan... unless the rates same as your housing loan... otherwise usually the rate are two or three times to your housing loan... and can consider refinancing if there are room for it on your existing loan... the best is save money and reno basic things only... make your house move in condition enough... wet-works that need to do do it first... those that wont affect your life in the future... just delay the plan until you have the money... haha....

true... so far i didn't see any sustainable successful strip mall... lol... citta mall included... and some of it at quite decent location as well... there are too little working population during weekdays to sustain the rental... even they work by hours also kenot tahan... open up during lunch... tak da orang... open up during dinner... depends on the weather condition... too hot tak mau pergi... headache liao haha

woah bro... u are getting to aggressive... he is not EW SA i presume... and you should know all this when u vested... it wont happen overnight... any new township development... job opportunities require a very long time span to develop.... residential and commercials always go gung ho first... before the job opportunities development start coming in... and talking about job... klang meru also a job opportunity hub with all the factories there... which less than 10 mins away from SA...

and anything mentioned by any developer... EW, SPS or even SDB... discount half la of what its going to be...

bro... i always agree any developer also will exaggerate when they did their presentation... the marketing staff included... we have to be realistic what they can really achieve in lets say 5-10 years time... even for place like CJ also need 10 years before they are completed with job opportunities... and thats also with the support of government.... but not setia alam....
