Yesterday and 2day, received SMS from Setia Alam on Edulis & Retusa, mentioned 10:90 Home Ownership Scheme. Pay 10% now, 90% upon completion. Then RM 20k for booking.
This is consider DIBS scheme? is DIBS back? This post has been edited by Mighty Duck: Mar 25 2016, 05:30 PM |

QUOTE(crusher @ Mar 28 2016, 08:50 AM) From house no. 4 to no. 16 all sold out while on the left hand side not many people buy. I wonder why.. Is it because that row of houses facing northwest? Actuallyits facing north right? Most people prefer the Edulis Type J , which has large living area at the 1st floor. And also those unit are facing north orientation. |

Yes. Agreed. SA Northern just begin only, well it take times.
Occupancy still low but after the next 5-7 years when everything in places, i believe the businesses activities will be more stronger than the SA Southern. In terms of shops SA Northern has the most shops (Setia Taipan and 2) If both SA and PKNS moving in the same momentum, then is area is very good in the next 10 years. SA Northern will be favourable more if it able to connect to DASH highway (But till now no news on this matter) MRT (Hear it will park at PKNS, not sure how true is this, since the plan has been scrapped in SA) So the potential is big in SA Northern. Investment, likely to be long term based our current economy situation. This post has been edited by Mighty Duck: Mar 30 2016, 11:33 AM |

QUOTE(aaron1717 @ Mar 30 2016, 01:42 PM) from investor point of view.... yeah... takes time..... and thats why its only suitable for own stay.... thats the best way for you to hold longer until the demand comes back.... for a township... its consider livable.... but to compare against pj subang area.... time is the one key factor.... I think they arguing based on the their experience in staying in the township rather than from investors point of view.... and also different investors different views as well... maybe most of the investors there for capital appreciation in the long term only? haha.... rental yield for landed in new township never ever expect them to be high actually.... True. Both investors and those buying for own use (staying) have different point of view. Investors want the short term & fastest returns....whereas those buying for staying looking into long time and the prospect of the township. This post has been edited by Mighty Duck: Mar 30 2016, 01:52 PM |

Hello everyone.....from traffic to people salaries....here we discuss on Setia Alam property.....loh
On the public transportation, there is a Bus Hub just behind Setia Mall..but it is still not in operational. On the SA traffic, we hope able to connect to DASH highway in the future it will help to reduce the NKVE traffic load at the SA northern. On the MRT i did saw photo b4....there is a connect from I CIty to Setia Alam....but till now still no news....and also not in the LRT 3 plan....so just hope it happen... On the traffic during peak hour (6.30am - 9am) & after 5pm everywhere in the Klang Vally & KL also jam.... Unless u happen to stay and work on the opposite of the traffic flow....then no jam. All people rush to KL, and u from KL to SA....sure no jam. This post has been edited by Mighty Duck: Mar 31 2016, 02:49 PM |
