Earthwork will take abt 1 years, construction for mall usually quiet fast as it is different with residential. I expect max 2 years for mall construction.

PKNS never built Cluster Semi-D in Setia Alam, not in their plan yet (as far as i know), now all their new launches is targeting high-end residential.

I think the best is Casa Idaman, It looks like a Bungalow from font, even it is a Semi-D (because it shared the wall on backside).

Depends on number of units in the taman, some very low density then resident will have to pay more. RM50 is very good deal now as my taman in setia alam is paying RM75 per month.

Cannot say useless, at least there will have certain level of security. Guard can always be replaced if they are under performs. During emergency cases, guard is the single point of contact.

Quality foods is already a well known issue here, no need to mention. A restaurant/food stall first need a good shop/building, restaurant don't build in the air... Just pray hard some good foods will come in future.
