I think only covered area of the car porch can consider bu area.

I came across something funny in a recently launched 2 storey shop lot by a reputable developer. Land size is 22x70 sf, indicated gross bu is 3330 sf. According to my calculation the max. bu shall be 22x70x2 = 3080 sf. Can any sifu explain how can the bu reach 3330 sf in this case? rclxub.gif

No, the layout plan shows the ground floor (inclusive the 5 foot way) and 1st floor's floor area same as the plot size 22x70. What I do found interesting is the building facade looks like a 3 storey shop lot while the building itself is actually only 2 storey.

As long as it does not affect their cash flow too much and the potential of appreciation is very much higher than holding cost, why not?

With EW coming into the fray, will the existing roads able to accommodate the upcoming traffic?
