regarding it, i heard if loan pass but offer 80% or not the amount we want to loan, developer wont release back deposit back to us?

yup got billing oredi. lawyer fees were included in the loan so that's a relief. actually in this whole process, it helps to follow up often. im a first time home buyer, and its kindof confusing sometimes bcoz no one really explains the whole thing in a simple way that everyone can understand - u sort of learn the process along the way. but still a good experience 😊

what I'm really curious about is waste disposal lol. i forgot to ask developer what kind of waste disposal system they have. i really want a clean environment and hope the maintenance is good coz im looking to stay. if anyone has any info on this, pls do share!

so far i paid RM2k for SnP and RM159.6 for the loan agreement's GST as my legal fee of loan agreement is about 4.8k+ is being included in the loan 

I hv paid my deposit to developer n choose my unit Liao. FYI only facing swimming pool n playground units left. Emmm if not mistaken only left below 50 units as I really didn't count it

my agent friend told me, because im selling my bumi lot Suasana Lumayan.

i pass to 8 agent also no body want buy.
they say bumi lot cant get loan from banks so no ppl buy.

sommore, im from HLB. HLB also din provide housing loan to bumi lot.

1. Within 21 days till 1 month you must get your loan done, as well as SNP signed. If not they will issue you a letter to inform you they will realease your unit as you're not interest on purchasing the unit.

2. About 1 to 3 months you will get back the 10% bank draft.

Just went there and paid the deposit. They ask to settle loan within 7days. How possible is that. Any where, the lady say within 14 is max.

well, better take it serious and try not to drag the developer, as i also just signed the SPA without signing the Offer letter from Bank Loan. but i did verbally replied by the banker that i will get the loan with the said rate and margin.

as i asked the front desk of developer why so many unit been wipe out of the sticker, the lady told me those didnt sign SPA within 14 days, they will ask the lawyer to take action to terminate the booking eventhough u paid the 30k booking deposit. as now the demand for this project is increasing, so they kind of like not worry about the unit left or what.

I also double confirm with the TT Seng lawyer, he told me its true that the developer started acting aggressively.

I waiting to get bank offer tomorrow. But i haven't sign the S&P yet. Called lawyer and they said can sign the S&P and legal loan 2gether on next week.

I get this offer too from Maybank. Not gonna take it as i got conventional with same rate from PBB.

at which location u took the photo? u climbed up the small hill? last time i went there got a lot of snakes....
