Great sharing Samkor!
Noted also the the transacted price of Semenyih property has been on a gradual rising trend vis-a-vis the overall Selangor which saw a wide price fluctuation over the period under review.

If this is the case, then it would benefit those who has already purchased and waiting for VP in the next 1-2 years.

Since the freeze order is for a period of 6 months only (until issuance of new planning guideline), I think it won't work much to balance the current oversupply situation. Further I believe that clarity is required here as there is no specific mention about condominium, SOFO, apartments etc... hmm.gif

雪州政府冻结服务式公寓,SOHO/SOVO发展批文申请

Selangor雪州政府在最近的州内阁会议中议决冻结该州内所有发展商所提出开发服务式公寓,SOHO,SOVO 的项目申请长达6 个月,从2016 年1 月 1日开始生效。雪州政府通过属下房屋及产业局 (Lembaga Perumahan Dan Hartanah Selangor) 对相关单位发出此项指令。

从雪州房屋及产业局的信函了解,州政府颁布冻结禁令是要让州内现有的服务式公寓,SOHO 与SOVO 的更加完善。雪州城市及区域策划局(Jabatan Perancangan Bandar dan Desa Selangor) 和雪州房屋及产业局将是负责处理该项发展指南的两个关键部门。
这项发展禁令影响甚广,要在雪州开发服务式公寓的发展商的批文申请皆受影响,然在2016 年1 月1 日之前所提出的发展批文申请则有机会得到批准。

虽然在雪州房屋及产业局的信件中没有提及新的服务式公寓,SOHO 和SOVO 的发展指南会在哪方面进行修改,然而根据观察,推测州政府将会规定发展商在开发服务式公寓的同时,必须一并开发中价房产,强迫发展商履行社会责任。
根据过往建造服务式公寓,SOHO 或SOVO的发展指南,开发类似产业的发展商能够避过建造中价房产,这是因为类似项目建立在商业用途的土地上,而发展商必须建造中价房屋履行社会责任的条例只用在住宅房产项目上 (发展土地的用途是住宅用途)。换言之,将住宅用途的公寓建在商业用地上的服务式公寓则能够避过建造中价房产的发展条例,发展商无需建造赚幅不大的中价房屋。
因此,预计以上的推论是此次的修改指南的主要靠量,即规定发展商必须建造中价房产,提供市场需求。

The above is about the freeze order on serviced apartments / SOHO /SOVO in Selangor state as shared in earlier post by TKJ. Based on the author, seems that the intention of the ruling is to "force" the developers of these residential developments on the commercial-titled land to build affordable housing through issuance of the new planning guideline later.
