Can anyone here teach me how to calculate the prepayment charge due to the lock-in period?
I found the bank's formula as below; (A)If applicable interest rate at the point of prepayment is on a variable interest rate basis Prepayment penalty charge = [(Board Rate - Prevailing Interest Rate) x amount prepaid for settlement of the loan x no. of days till end of Lock-In-Period / 365] + all charges and costs including but not limited to legal and valuation costs paid by the Bank which is peculiar to the loan package herein extended to you (where applicable) + RM500 being the processing cost arising directly from the redemption effected within the Lock-In-Period Board Rate : Bank's board/published interest rate at the point of issuance of the Letter of Offer No. of days till end of Lock-In-Period = Number of days between date of full settlement and end of Lock-InPeriod. In this case, if the loan amount is RM500k, and remaining lock-in days is 24 months (730 days), and the loan interest is 4.45%. My calculation will be; 0.0445 * 500000 * 730 / 365 = 44500 ?? |

haiz....i still not sure want to move in or not. With the sudden increase of toll price it really choke my throat a bit.. still considering it...

Going home I just use cheras way to go back. Rm1.30+1.80 (sg long toll can skip if you want). Total abt rm11.50 per working day. If weekend, I just use normal cheras way rm1.30 toll to reach kl. where do you work?
You can go to Kajang and take MRT to go to work. Else if nearby KL sentral, maybe pay a bit toll and petrol to go Putrajaya Sentral everyday then take KLIA transit down to KL sentral. Again it is time vs money issue. |

From Putra Mahkota to Sungai Besi directly takes RM 3.80, better than RM 1.80 x 2 (Silk) + RM 1.80 (Kajang - Sungai Besi). Of course, need to bear the road condition of Jalan Bangi Lama. I think wife and me spend close to rm500 per mth on toll with the increase. Sooner or later toll will be more expensive than our monthly petrol bill... Else can use Cheras-Kajang Highway - East West link - Smart : RM 1.30 (CKE) + RM 3.00 (Smart). I heard morning rush period from Connaught to Desa Waterpark still bearable.
