Our condo is going to change the security company. decision is made, notice is served, and contract is signed.
I tasked to handle this, but i have no idea what to do
do i just bring the new guards 1 by 1 to replace the old guard or what?
any thing that i need to do before hand and after hand?
Am not in charge of security but this is what I would have done… you can modify it to suit your situation:-
Step 1 – review the contract
> what is their job scope?
> how are disciplinary or complaints against security guards dealt with? (example: guards who smoke or fiddle phone 24/7 instead of guarding the premises)
> how to terminate their service? (if they turn out to be bad security company)
Step 2 – meet up with the security supervisor.
> ask him to walk you through on their daily task. What they should do in the sentry post, rounding and clocking etc…
> ask him how they would deal with situations? Example: fights?
> any questions you might have concerning the contract.
Step 3 – create SOP
> your condo should have a house rule in place.
> you will need to condense it to bite size version for your security team to enforce.
> please note that this SOP is not only to regulate the people in the condo but also security guard. Meaning? If security don’t enforce your SOP, it is a reason for sacking.
Step 4 – security team
> as head of security, you also need assistant (can be from committee or your own ma chai.)
> if there is roll call (AM or PM), you should be there to show your support for the guards.
> listen to problems and complaints from the guards. Escalate the same to management for further action.
> in the event of emergency, designate certain people in the security team on standby.
Step 5 – clocking-in
> this is very important, though administrative.
> suggest to use biometric clocking-in, instead of card puncher.
> a lot of cheating occur here especially company may promise 14 guards but only 12 appear.
