That location is a bit faraway from anything except the wet market. Too far to walk to the mrt, trx or velocity and a bit too jam to drive that short distance to these places. That spot is better off doing commercial properties.

When more high class buildings in that area, the value and rental of the surrounding properties will go up. Hopefully this will change the profile of businesses set up in that area. Sometime, we just have to invest based on a possible imaginable future as by the time it becomes a reality, it's already too late to buy into that area.
